Job Summary
We are seeking an individual to provide direct management of industrial office/retail properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and meet the financial objectives of the ownership.

Responsibilities

  • Responsible for dealing with rent issues including setting rent, collecting rent and adjusting rent as appropriate
  • Responsible for managing tenants and tenant relationships. This includes: finding tenants, screening tenants, handling leases and lease negotiations, enforcing terms of rental agreements, handling complaints and emergencies, handling move outs and evictions
  • Responsible for the maintenance and necessary repairs of properties, including supervision of staff and/or contractors
  • Responsible for supervising and maintaining vacant properties to ensure there has been no vandalism and to perform/order routine maintenance and or necessary repairs.
  • Responsible for creating and managing the budget for each property
  • Responsible for onboarding new tenants (apply/obtain CO from city, welcome packet, receive security deposits)
  • Responsible for maintaining thorough and accurate records regarding each individual property. This includes: all income and expenses, list of all inspections, signed leases, maintenance requests and costs, complaints, records of repairs, costs of repairs, record of rent collection and insurance costs, etc.
  • Responsible for calculating year-end lease reconciliations
  • Other duties as assigned by the Owner

Skills/Abilities/Qualifications

  • Must have 2+ years of commercial experience in office, industrial and or retail property management
  • Familiar with commercial end of year reconciliations of operating expenses
  • Knowledge of or the ability to quickly acquire an in-depth knowledge of Landlord-Tenant Law
  • Working knowledge of marketing and customer service principles
  • Working knowledge of budgets and financial statements
  • Working knowledge of contracts and lease agreements
  • Strong interpersonal skills
  • Enhanced negotiation ability a plus
  • Knowledge of AppFolio a plus
  • Proficient in computer programs, including Microsoft Office and Quickbooks
  • Ability to work with minimal supervision
  • May supervise staff

In person position with the potential for hybrid at a later time

Pay: $90,000.00 - $110,000.00 per year
