Title:
Commercial Property Manager of Creative Workshop Offices

Salary Range:
$80,000 - $100,000

Position Summary:
The Property Manager will assist in the management of a 6 million sf. commercial property. Responsibilities include a broad range of property management functions, including, but not limited to: budget preparation and execution; building operations; facility maintenance and repair; tenant relations, project management and contract management. This role reports directly to the Vice President of Property Management.

Key Responsibilities:
  • Responsible for day-to-day property management functions for a creative office and workshop portfolio of approximately 175-200 tenants.
  • Assist with regular move in and move outs.
  • Serves as a liaison between various departments, operations, events, marketing, design, construction, leasing and 3rd parties. Sustain prompt communication with leasing and tenants.
  • Conduct daily property inspections of all buildings or areas of focus
  • Assist in upholding building standards within the property and areas of focus.
  • Maintain appropriate contracts, communications, and filings using standard, approved company service contracts with appropriate termination rights, proper insurance certificates, etc.
  • Obtain and review tenant and vendor insurance certificates for accuracy and effectiveness.
  • Establish close relationships with business managers, owners and/or key points of contact.
  • Assist property management team in monitoring and enforcing all lease terms, including timely billing, rent collection, tenant adherence to lease requirements, and issuance of default letters.
  • Assist in the preparation of all budgets and reports on a timely basis, including Annual Reports, Sales Reports, Monthly Reports, AR & AP reports, etc.
  • Develop strong market knowledge to understand local demographics, competition, media, etc.; this role will play an active role in the company's marketing programs.
  • Monitor tenant construction projects on a regular basis to ensure compliance with approved drawings.
  • Provide immediate and appropriate response to any security and/or accident issues/incidents, including proper notification of the insurance company, as needed.
  • Produce monthly reporting capturing all move in and move out activities for tenants.
  • Assist with Angus tickets and ensuring timing response and follow up.
  • Responsibilities may require some evening/weekend hours in order to meet deadlines or attend special events.
  • Other responsibilities as needed.

Experience Requirements:
  • 3 or more years of progressively responsible relevant experience in a commercial property or tenant management setting
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
  • Strong organizational and communication skills.
  • MRI and excel experience are a plus.
