Salary: $68,000 – $70,000/year + Performance Bonus

Carolina Creek is a premier student housing community in Greenville, NC, dedicated to providing a safe, welcoming, and engaging environment for students. We are seeking a dynamic and experienced Property Manager to lead our on-site operations and help grow our community.

Position Summary

The Property Manager is responsible for the overall management of Carolina Creek, including leasing, resident retention, staff supervision, financial oversight, and day-to-day property operations. The ideal candidate has student housing experience, a proven track record of success, and familiarity with Entrata property management software (preferred).

Key Responsibilities

• Lead leasing and marketing initiatives to achieve occupancy and revenue goals.
• Oversee daily operations, including maintenance, resident services, and staff management.
• Supervise, train, and mentor on-site staff to deliver exceptional customer service.
• Monitor property performance, budgets, and financial reporting.
• Implement and oversee lease renewals and resident retention programs.
• Ensure compliance with company policies, local regulations, and student housing best practices.

Qualifications

• Minimum 3 years of property management experience, with student housing preferred.
• Proven track record in leasing, resident retention, and property performance.
• Experience with Entrata software is a plus.
• Strong leadership, communication, and organizational skills.
• Ability to work independently and make strategic decisions.
