Property Manager — Job Description
Overview
Oversees daily operations, maintenance, tenant relations, financial performance, and regulatory compliance for residential or commercial properties to protect asset value and maximize occupancy and income.
Key Responsibilities
- Property Operations: Manage day-to-day site operations, common-area upkeep, vendor supervision, and routine inspections.
- Tenant Relations: Handle leasing inquiries, showings, lease preparation and renewals, move-ins/move-outs, complaints, and conflict resolution.
- Rent & Collections: Set rent collection processes, enforce lease terms, collect rent, process evictions per local law, and manage security deposit accounting.
- Maintenance & Repairs: Coordinate preventative maintenance, emergency repairs, contractor sourcing, work-order tracking, and ensure health/safety standards.
- Financial Management: Prepare budgets, monitor expenses, collect revenue, handle accounts payable/receivable, reconcile bank accounts, and produce monthly/quarterly financial reports.
- Leasing & Marketing: Advertise vacancies, screen applicants, conduct background/credit checks, negotiate lease terms, and maintain target occupancy rates.
- Compliance & Risk Management: Ensure compliance with local landlord-tenant laws, building codes, safety regulations, insurance requirements, and accessibility standards.
- Vendor & Contractor Management: Negotiate contracts, manage service level agreements, and evaluate vendor performance.
- Capital Projects: Plan and oversee renovations, capital improvements, and obtain necessary permits.
- Reporting & Recordkeeping: Maintain tenant files, leases, maintenance logs, inspection reports, and regulatory documentation; report to owners/investors.
- Tenant Retention & Customer Service: Implement retention programs, address tenant needs promptly, and maintain positive community relations.
Required Qualifications
- Bachelor’s degree in Business, Real Estate, Property Management, Finance, or equivalent experience preferred.
- 3+ years’ experience in property management, leasing, or real estate operations (for mid-level role).
- Knowledge of landlord-tenant law, fair housing regulations, and local building codes.
- Proficiency with property management software (e.g., Yardi, AppFolio, MRI) and MS Office.
- Strong organizational, communication, negotiation, and customer-service skills.
Preferred / Certifications
- Certified Property Manager (CPM), Residential Management Professional (RMP), NARPM, or equivalent.
- Experience managing portfolios of similar asset types (multifamily, commercial, retail, industrial).
