Position Overview:
The Property Manager position is an integral part of the Rock Harbor Management team. This position will be responsible for all tenant management (100-200 Apartments) and represents 1 of the 4 departments of RHM. This role includes working with prospect leads, leasing, touring, drafting leases, renewals, market rents and tenant communication and trouble resolution.

We are an Owner Operator of Boutique renovated Apartment complexes throughout Maine with a focus on customer service and energy efficiency. Rock Harbor Management is in its 4th year of establishment and doubled our growth last year. We are hiring for a continued 30% growth YoY. With over two decades of experience in the multifamily industry our approach is refreshing and rewarding for both our residents and our employees.
Job Responsibilities:
1. Tenant Communications (20%)
· Respond to Tenant Requests and Inquires via Phone and Email & Tenant Management Software
· Support Operations Team on open service requests and tenant satisfaction
· Track tenant payments
· Gather tenant paper checks
· Deposit rents
· Collection follow-up
· Support our Solar applications and tenant utility billing
2. Leasing (40%)
· Lease renewals by editing & drafting leases
· Lease application intake and follow up
· Back ground check account management
· Lease signing with tenants at move in
· Paper lease document management
· Rent comps
3. Marketing (30%)
· Online apps
· Property and Apartment Photos
· Listing write ups
· Web traffic management
· Google reviews
· Google listings
· FB & Google Marketing
· In Person Marketing
4. General Responsibilities (10%)
· Manage Ring phone system
· Track employee reimbursable expenses
· Apartment Key management
· Organize and update all company forms
· Learn our acquisition criteria
· Update and maintain reports to the city/state as required
· Answer phone in a timely and upbeat manner
· Communicate effectively with owner, staff, customers, and vendors
· Work in a proactive manner to anticipate needs
· Gather vendor insurance info
· Other duties as assigned
Work Hours & Benefits
This position is for 40 hours per week. Benefits of Paid Time Off, bonuses, travel reimbursement, holiday dinner
Work Environment
Work is generally performed in our onsite leasing office or between properties. The position also requires meetings on properties with tenants & vendors, monthly errands to bank, post office etc. This position regularly interfaces with the public and customers by phone or in person and is expected to maintain a professional appearance. Occasionally visits to construction/ renovation sites.
