Ferris Development Group is seeking a highly organized, proactive, and solutions-oriented Property Manager to oversee a portfolio of commercial office, retail, storage, laboratory, flex, and mixed-use properties. The ideal candidate will take ownership of day-to-day property operations, tenant relations, preventative maintenance planning, vendor coordination, budgeting, and financial administration.
This role requires a professional who is responsive, detail-oriented, capable of managing multiple priorities simultaneously, and committed to maintaining a high level of tenant satisfaction and property performance. The Property Manager will work closely with Asset Management, Leasing, Facilities, Construction, Accounting, Ownership, tenants, and vendors to ensure the portfolio is maintained to institutional-quality standards and aligned with the company’s operational and financial objectives.
This is an ownership-side commercial real estate role requiring strong communication, accountability, follow-through, and the ability to professionally manage tenant and property-related matters in a fast-paced environment.
Reporting Structure
This position reports directly to the Vice President of Asset Management & Leasing and works closely with Ownership, Accounting, Leasing, Construction, Facilities, and third-party vendors to support the operational and financial performance of the company’s real estate portfolio.
Key Responsibilities
Property Operations & Maintenance
- Oversee the day-to-day operations of a portfolio of commercial properties, ensuring all buildings are professionally maintained and operating efficiently.
- Proactively identify and address operational or maintenance issues before they become tenant or building problems.
- Develop, coordinate, and manage preventative maintenance programs for building systems, including HVAC, electrical, plumbing, roofing, elevators, fire/life safety systems, and site improvements.
- Coordinate repairs, maintenance, inspections, and capital improvement projects with vendors, contractors, engineers, and facilities personnel.
- Conduct regular property inspections to ensure cleanliness, curb appeal, safety, and compliance with company standards.
- Create, assign, track, and follow through on work orders and maintenance requests to ensure timely completion and tenant satisfaction.
- Coordinate seasonal maintenance activities including snow removal, landscaping, irrigation, exterior repairs, and weather-related response efforts.
- Assist with special projects, capital projects, tenant improvement coordination, and operational initiatives as needed.
Tenant Relations
- Serve as the primary day-to-day point of contact for tenants and respond to tenant concerns, issues, and service requests in a timely, professional, and effective manner.
- Build and maintain strong tenant relationships through proactive communication and high-quality service.
- Coordinate tenant move-ins, move-outs, expansions, contractions, and occupancy-related requests.
- Assist with lease administration, tenant compliance matters, insurance tracking, and enforcement of lease obligations.
- Coordinate communication with tenants regarding rental invoices, CAM bill-backs, maintenance notices, and operational updates.
- Support tenant retention efforts by maintaining a high level of responsiveness and professionalism throughout the tenant experience.
Financial Management & Reporting
- Assist in the preparation and administration of annual operating budgets for assigned properties.
- Monitor operating expenses against budget and identify opportunities to improve operational efficiency and reduce costs.
- Assist with year-end CAM reconciliations, tenant bill-backs, accruals, and monthly financial reporting.
- Review, code, and approve invoices for accuracy and compliance with budgets and contracts.
- Coordinate closely with Accounting and Asset Management to ensure accurate financial reporting and operational tracking.
- Support collections efforts and monitor receivables, delinquencies, and tenant payment activity as needed.
Vendor & Project Management
- Solicit bids, negotiate contracts, and manage third-party vendors to ensure quality work and competitive pricing.
- Hold vendors accountable for responsiveness, workmanship, safety, timelines, and contractual performance.
- Coordinate vendor access, scheduling, insurance compliance, and service documentation.
- Maintain organized records of contracts, warranties, inspections, service reports, and project documentation.
Compliance & Risk Management
- Ensure properties comply with all local, state, and federal regulations, including building code, ADA, fire/life safety, and environmental requirements.
- Coordinate recurring inspections, testing, permits, and compliance reporting as required.
- Assist in risk management efforts related to property operations, vendor compliance, insurance requirements, and tenant safety.
Qualifications
- Bachelor’s degree in Real Estate, Business Administration, Accounting, Finance, Construction Management, or related field preferred.
- 3+ years of commercial property management experience preferred.
- Strong understanding of commercial building operations, preventative maintenance practices, and MEP systems.
- Experience assisting with operating budgets, CAM reconciliations, and financial reporting.
- Exceptional organizational skills with the ability to manage multiple properties, projects, and priorities simultaneously.
- Strong communication, customer service, and interpersonal skills.
- Ability to problem-solve independently and respond effectively in fast-paced environments.
- Proficiency in Microsoft Office Suite and property management/accounting software.
- Experience working directly with ownership groups, tenants, vendors, contractors, and consultants preferred.

Schedule & Availability Expectations
This is a full-time, in-person position based on a standard 8-hour workday, Monday through Friday. However, commercial property management responsibilities do not always occur during normal business hours. The Property Manager must be willing and able to respond to tenant concerns, building emergencies, vendor coordination matters, weather events, and other property-related issues outside of standard business hours, when necessary. The ideal candidate will demonstrate a strong sense of ownership, responsiveness, accountability, and follow-through in managing tenant relationships and building operations.

Pay: $60,000.00 - $80,000.00 per year
