Job Title: Multifamily Apartment Property Manager
Location: Lithonia, GA
Employment Type: Full-Time
Reports To: Regional Property Manager
Position Summary:
We are seeking an experienced and dynamic Property Manager to oversee the day-to-day operations of our multifamily apartment community. The ideal candidate will ensure the property’s financial success, maintain high standards of customer service, and foster a safe, well-maintained living environment for residents. This role requires strong leadership, excellent communication skills, and a deep understanding of multifamily property management practices.
Key Responsibilities:
Operational Management
Oversee daily property operations, ensuring adherence to company policies and standards.
  • Manage leasing activities, including marketing, tenant screening, lease signing, and renewals.
  • Maintain occupancy goals by actively working on resident retention and timely leasing of vacant units.


Financial Performance
Prepare and manage the property budget, ensuring financial goals are met.
  • Collect rent and enforce lease terms, including managing delinquencies and coordinating evictions.
  • Analyze financial statements, recommend cost-saving measures, and identify revenue opportunities.
Resident Relations
Address resident concerns and complaints promptly, maintaining a high level of customer satisfaction.
  • Foster a sense of community through tenant engagement, events, and effective communication.
  • Enforce community rules and regulations while promoting a respectful living environment.
Maintenance and Vendor Management
Ensure the property is well-maintained, scheduling and supervising maintenance staff and contractors.
  • Conduct regular property inspections to address safety, cleanliness, and curb appeal.
  • Negotiate contracts with vendors and monitor their performance to ensure quality and cost-effectiveness.
Leadership and Team Management
Recruit, train, and supervise on-site staff, including leasing agents, maintenance personnel, and administrative staff.
  • Foster a positive and productive work environment through effective leadership and motivation.


Compliance
Ensure compliance with local, state, and federal housing laws, including Fair Housing regulations.
  • Maintain accurate records for inspections, certifications, and resident files.
Qualifications:
Education and Experience
Bachelor’s degree in Business, Property Management, or a related field (preferred).
  • Minimum of 3-5 years of experience in multifamily property management or a similar role.
Skills and Competencies
Strong leadership and interpersonal skills.
  • Proficiency in property management software (e.g., Yardi, AppFolio, Rent Manager).
  • Excellent problem-solving and conflict-resolution abilities.
  • Strong financial acumen and budget management experience.
  • Effective written and verbal communication skills.
Certifications (Preferred)
Certified Apartment Assistant Manager (CAM) or Accredited Residential Assistant Manager (ARM).
  • Real estate license or other applicable certifications.
Physical Requirements:
Ability to walk the property, including climbing stairs and inspecting units.
  • Occasional lifting of up to 25 pounds may be required.
