Qualifications:

Property management experience: 1 year (preferred)

Proficient in using AirBnB hosting (preferred)

Experience with Yardi and RentCafe: 1 year (preferred)

Proficient in Microsoft Word and Microsoft Excel (required)

Proficient in basic computer skills (required)

Assertive, with excellent interpersonal and communication skills (written and verbal)

Driver's License with a good condition operational vehicle (Required)

Some Spanish (preferred)

Ability to drive between properties

Work location is in person, 90025

Key Responsibilities:

Responsible for the overall property management of a portfolio of 7 commercial and residential properties, including management of 35 short term rental units.

Collecting rents and pursuing delinquencies.

Calculation of year-end NNN charges for commercial tenants and billing accordingly.

Performing tenant evictions and related legal correspondence.

Managing maintenance/repair team, facilitating work orders, and overseeing repairs if needed.

Performing property walk-through inspections and scheduling necessary maintenance.

Marketing and showing available units to interested parties

Screening prospective tenants.

Responding to tenant requests and complaints in a courteous manner.

Writing leases for new tenants, giving annual rent increases with proper notices, amending leases with existing tenants as needed.

Advertising available units on proper outlets (Loopnet, Craigslist, etc.).

Posting notices on the buildings as needed.

Reviewing and approving utility bills for payment.

Administrative work such as: organizing mail, ensuring documents are filed with the proper city/state authorities on time, filing documents

Schedule:

Monday through Friday, 9:00 a.m. to 5:00 p.m.

Airbnb messaging must be performed hourly from 6:00 p.m. to 9:00 p.m. on weekdays, and from 10:00 a.m. to 9:00 p.m. on weekends.

After-hours and weekend availability for emergencies.

Job Type: Full-time

Pay: $65,000.00 - $77,000.00 per year
