Established property management company seeking a responsible and self-motivated person to function as property manager assistant for 200 rental units in various locations throughout the city of Greeley. We would consider a property Manager as well, thus the difference in wages advertised. This add was written for a Property Manager, of course, we would not expect this level of qualifications for an assistant.
One-week paid vacation - Two Weeks paid after 2 years - 5 days sick leave.
Responsibilities to include:
* Manage all aspects of property operations, including leasing, maintenance, and tenant relations.
* Coordinate cleaning of units, schedule move ins & move outs.
* Oversee the marketing and advertising efforts to attract and retain tenants.
* Conduct property tours and screenings of potential tenants.
* Prepare and execute leases in accordance with the company policies and procedures.
* Collect rent payments and ensure timely payments from tenants.
* Follow through and coordinate evictions for non-payments or other lease violation according to company policies.
* Coordinate maintenance and repairs with vendors and contractors.
* Address tenant concerns and resolve conflicts in a professional manner.
* Enforce property rules and regulations to maintain a safe and pleasant living environment.
* Maintain accurate records of all property transactions, including leases, rent payments, and maintenance requests electronically through property managements software.
* Stay updated on local laws and regulations pertaining to property management.
* Willing to use personal vehicle to show properties and be compensated for mileage.
* Communicate with owners on critical issues having financial implications and major tenant relations.
Qualifications:
* Have at least two years previous experience in property management
* Must be willing to work alone, and with other be able to prioritize tasks
* Knowledge of AppFolio or other property management software is a plus
* Familiarity with Section 8 housing regulations is a plus
* Must have strong communications skills with excellent phone etiquette
* Spanish speaking is a plus but not required
* Ability to manage conflict and resolve issues effectively
* Understanding property maintenance principle and practices
* Must be familiar with laws and regulations governing property management
* Must have excellent customer relationship skills
* Must be proficient in Microsoft, Office Suite (Word, Excel, Outlook)
* Pleasant demeanor, patience, organization, and a professional appearance is necessary.
* Ability to build positive relationships with tenants to help ensure continued lease renewals.
* Ability to be firm with tenants that are in default on lease obligations while remaining tactful.
* Valid Driver’s license and a clean criminal history
Job Type: Full-time
Pay: $45,000.00 - $65,000.00 per year
