Property Manager / Leasing Manager (BIC Eligible) – Multifamily & Commercial Portfolio

VR Real Estate Advisors is seeking an experienced Property Manager / Leasing Manager to oversee a stable and growing portfolio of residential and commercial properties across the Outer Banks of North Carolina.

This role combines hands-on leasing with property management leadership, including the lease-up of new communities and ongoing oversight of approximately 275 properties, including multifamily apartments, residential homes, and small commercial spaces. The position works closely with ownership and internal teams to ensure strong occupancy, regulatory compliance, operational efficiency, and an exceptional resident experience.

The ideal candidate is organized, proactive, and customer-focused, with the ability to manage multiple priorities while driving occupancy, revenue performance, and resident retention.

What You'll Do

  • Lead leasing efforts for multifamily, residential, and commercial properties across the portfolio
  • Conduct property tours and manage the full leasing cycle including applications, approvals, lease execution, renewals, and move-ins
  • Support the lease-up and stabilization of new apartment and condo communities while maintaining occupancy across existing properties
  • Monitor rental market conditions and conduct market research to recommend competitive pricing strategies
  • Prepare and submit weekly and monthly leasing, occupancy, and revenue reports
  • Maintain accurate leasing records and documentation using property management software
  • Ensure all leasing activities comply with North Carolina real estate regulations and Fair Housing laws
  • Coordinate with maintenance teams and vendors to ensure property readiness, timely work orders, and strong community standards
  • Conduct periodic property inspections to maintain quality, safety, and curb appeal
  • Track delinquencies, coordinate collections, and assist with eviction processes when necessary, including coordination with legal counsel and court proceedings
  • Serve as the primary point of contact for residents and tenants, responding to inquiries and resolving concerns professionally
  • Collaborate with ownership, accounting, and operations teams to support property performance and operational efficiency

Qualifications

  • Active North Carolina Real Estate License (Required)
  • Broker in Charge (BIC) or BIC eligible
  • Minimum 2 years of property management, leasing, or real estate experience
  • Strong customer service, communication, and interpersonal skills
  • Highly organized with strong attention to detail and ability to manage multiple priorities
  • Experience with property management software such as AppFolio preferred
  • Knowledge of North Carolina landlord-tenant laws and Fair Housing regulations preferred

Work Environment

  • Monday – Friday schedule with occasional evenings or weekends as needed to support leasing activity or resident needs
  • Combination of office work, property tours, and on-site property inspections
  • Ability to walk properties, climb stairs, and conduct showings in various weather conditions
