Our property management division operates under the registered trademark Manage My Property (www.managemyproperty.ae), providing professional property management services to landlords and investors.

The Property Manager will be responsible for driving business growth while managing a residential and/or mixed-use property portfolio in Dubai. The role focuses on client acquisition, relationship management, operational excellence, regulatory compliance, and financial oversight.

At least 1 year of experience.

Key Responsibilities:

1. Business Development & Client Acquisition

· Proactively source and secure new property management agreements from landlords and investors.

· Develop and maintain a consistent pipeline of potential clients through networking, referrals, and market outreach, ensuring steady portfolio growth.

· Conduct client meetings, presentations, and service pitches.

· Develop relationships with developers, brokers, and referral partners.

· Contribute to revenue targets and portfolio expansion.

· Support company marketing initiatives and brand positioning.

2. Client Relations & Stakeholder Management

· Act as the primary point of contact for landlords and investors.

· Provide portfolio performance updates and market insights.

· Handle tenant disputes and conflict resolution professionally and efficiently.

· Respond promptly to landlord and tenant inquiries.

· Maintain high client retention through service excellence.

3. Portfolio & Asset Management

· Manage a portfolio of residential and/or mixed-use properties across Dubai.

· Oversee tenant onboarding, lease documentation, renewals, and property handovers.

· Manage the end-to-end tenancy renewal process in compliance with the Real Estate Regulatory Agency, conducting market rental reviews, and strategically negotiating justified rent adjustments with tenants to optimize revenue and maximize landlord returns.

· Monitor occupancy rates, rental performance, and asset value growth.

· Ensure smooth move-in and move-out processes, including inspection reports.

4. Regulatory Compliance

· Ensure compliance with regulations set by the Dubai Land Department.

· Follow regulatory guidelines issued by the Real Estate Regulatory Agency.

· Ensure adherence to UAE property laws and building regulations.

· Stay updated on regulatory changes and advise landlords accordingly.

5. Maintenance & Operations

· Coordinate preventive and reactive maintenance works.

· Appoint and manage approved contractors and FM providers.

· Monitor service charge budgets (where applicable).

· Ensure compliance with health & safety standards.

· Manage operating budgets and approve contractor invoices.

6. Financial Management

· Oversee rent collection and arrears management.

· Prepare monthly financial and performance reports for landlords (as applicable)

· Monitor landlord's expenses.

· Provide rental market analysis and pricing recommendations.
