Stay Local Holiday Homes LLC is a UAE-based short-term rental company specializing in professionally managed holiday homes and serviced apartments. We focus on maximizing rental income while delivering excellent guest experiences through platforms such as Airbnb, Booking.com, and other OTA channels.

Job Summary

We are looking for a hands-on Property Operations Executive to manage the end-to-end operations of our holiday home portfolio. The ideal candidate will be responsible for listing management, pricing coordination, booking management, guest handling, and apartment maintenance through coordination with field staff.

This role is ideal for someone who understands short-term rentals / Airbnb operations and can independently handle daily operations with minimal supervision.

Key Responsibilities

Property & Listing Management

• Create, optimize, and manage property listings on Airbnb, Booking.com, and other OTA platforms
• Ensure listings are accurate, well-written, and updated with correct pricing, availability, and house rules
• Coordinate photography, descriptions, and seasonal updates

Booking & Revenue Operations

• Monitor and manage daily bookings, cancellations, and calendar availability
• Coordinate pricing strategy (dynamic pricing preferred) to maximize occupancy and revenue
• Respond to guest inquiries and booking requests promptly and professionally

Guest Experience Management

• Handle guest communication before, during, and after stays
• Coordinate check-in and check-out procedures
• Resolve guest issues, complaints, and emergencies efficiently

Property Maintenance & Housekeeping

• Coordinate with housekeeping, maintenance, and field staff
• Ensure apartments are clean, well-maintained, and guest-ready at all times
• Conduct regular property inspections and report issues
• Track and manage minor repairs, consumables, and inventory

Operations & Reporting

• Maintain operational records, schedules, and checklists
• Coordinate with management on performance, issues, and improvements
• Ensure compliance with company standards and UAE holiday home regulations

Required Skills & Qualifications

• 2+ years experience in short-term rental / holiday homes / Airbnb operations (preferred)
• Strong understanding of Airbnb, Booking.com, and OTA dashboards
• Experience working with channel managers or PMS tools
• Knowledge of Dubai holiday home regulations
• Excellent communication skills (English required; Arabic is a plus)
• Ability to manage multiple properties simultaneously
• Strong coordination skills with field staff and vendors
• Basic understanding of pricing, occupancy, and guest experience KPIs
• Problem-solving mindset and ability to handle guests professionally

Preferred (Not Mandatory)

• Social media listing promotion experience
