DJW Homes is a rapidly growing residential construction company. Focused on single-family homes, apartment complexes, and custom homes. We are looking for an experienced and strategic Purchasing Manager to join our team.

Position Summary

The Purchasing Manager will lead all procurement efforts for DJW Homes, ensuring that materials, labor, and services are sourced efficiently, cost-effectively, and on schedule. You will be responsible for developing strong vendor and trade partner relationships, negotiating contracts, managing budgets, and working closely with the construction and estimating teams to maintain our high standards of quality while maximizing profitability.

Key Responsibilities

Vendor & Trade Partner Management

  • Identify, vet, and onboard reliable trade partners, subcontractors, and material suppliers.
  • Negotiate pricing, contracts, and service level agreements (SLAs) to secure the best overall value for DJW Homes.
  • Maintain strong, long-term relationships with vendors while continually evaluating performance, quality, and reliability.
  • Resolve any pricing, invoicing, or supply chain disputes in a timely manner.

Procurement & Supply Chain Logistics

  • Oversee the end-to-end purchasing process for all residential construction projects, from lumber and foundational materials to interior finishes.
  • Ensure all materials are ordered and delivered on schedule to prevent construction delays.

Bidding & Estimating

  • Prepare, send, and analyze Request for Proposals (RFPs) and bid packages.
  • Evaluate trade partner bids for accuracy, scope completeness, and competitiveness.
  • Collaborate with the Estimating team to develop accurate baseline budgets for new communities and custom builds.

Financial & Operational Control

  • Monitor project budgets, track variances, and implement cost-saving initiatives without compromising quality.
  • Manage and update the internal database for standard costs, takeoffs, and option pricing.
  • Work closely with the site superintendents and project managers to review field variance purchase orders (VPOs) and implement corrective actions.

Qualifications & Skills

  • Experience: Minimum of 3–5 years of purchasing or procurement experience, within the residential construction industry.
  • Education: Bachelor’s degree in Supply Chain Management, Business Administration, Construction Management, or a related field (or equivalent practical experience).
  • Negotiation Skills: Proven track record of successfully negotiating contracts and driving cost savings.
  • Technical Proficiency: Strong experience with BuilderTrend and Microsoft Excel.
  • Analytical Ability: Strong financial acumen with the ability to read and interpret architectural blueprints, site plans, and technical specifications.
  • Communication: Excellent verbal and written communication skills, with the ability to collaborate effectively across field and office teams.

Pay: $55,000.00 - $65,000.00 per year
