Quantity Surveyor - Ajman

Bachelor’s Degree in Civil Engineering / Quantity Surveying / Construction Management with 10+ years of relevant experience in a Main Contractor industry in the UAE as a Quantity Surveyor for Civil projects (residential, commercial, etc.)

QUALIFICATIONS:

· In-depth knowledge of local building regulations, construction methods, and materials.

· Proficiency in AutoCAD, and cost estimation software.

· Excellent analytical and problem-solving skills with attention to detail.

· Ability to work with teams and manage multiple projects simultaneously.

· Sound knowledge of construction industry practices, regulations and standards.

· Proficiency in cost estimation and cost management techniques.

· Knowledge of service guidelines, such as New Rules of Measurements (NRM2, NRM1), Principles of Measurement International (POMI) and Civil Engineering Standard Methods of Measurements (CESMM 4).

· Experience working with AutoCAD and validating quantities from the given drawings.

· Strong analytical and problem-solving skills with good written and spoken communication abilities in English.

· Proficiency in Windows, MS Office, other relevant software and tools.· Attention to detail and a commitment to delivering high-quality work.

· Strong knowledge of construction methods, materials, and contractual frameworks (FIDIC, etc.).

PRIMARY DUTIES AND RESPONSIBILITIES:

· Take off quantities and Prepare bills of quantities (BOQ).

· Consistent accurate costing through Detailed Rate Analysis

· Innovative Value engineering methodology to achieve target budgets

· Strong communication and liaising with Client Representatives for building trust

· Preparation of payment applications, commercial invoices, bills of quantities and commercial documents.

· Following up with consultant to obtain the payment certificates.

· Review and Certify Subcontracts/Vendors Orders and corresponding Invoices/IPA's to ensure that accurate payments are being made as per Site Measured Works.

· Accurately Maintain certification log for each subcontractor

· Billings and payments to vendors/SC

· Variation claims from the Contractors/ Subcontractors are processed as per the contract terms without any delay.

· Identification of the Changes and submission of the Notification of Variation claim to Client

· Submission of the Variation claims/ Change orders to client with necessary substantiation for the Approval

· Managing and ensuring timely project payments liaising with the respective account personnel.

· Maintaining accurate records and documentation of all project-related commercial activities and financial transactions.

· To monitor site expenditure and advise on risk areas or cost over-run items.

· To identify, quantify and motivate for payment in terms of the Contract all variations between Tender and Contract documents

· Ensuring timely submission of interim valuations and expediting timely receipt of certificates and payments

· Working on SAP. Entry sheets for subcontractor's certification, release of PR etc.

· To administer all contractual matters pertaining to the Main Contract and Subcontracts and to keep the project Manager appraised concerning such contractual matters

· Monitor and manage project costs, variations/ Claims/ Change orders, and quantities throughout the project lifecycle

· Liaise with subcontractors and suppliers to ensure cost efficiency and timely delivery

· Provide regular reports and updates to clients regarding project cost and progress

· Identify and mitigate potential risks related to cost and delivery to manage and monitor budgets, expenditure.

· Conduct quantity take-offs, material measurements, and cost analysis.

· Ensure compliance with contractual terms and project specifications.

· Prepare final accounts and ensure all commercial matters are settled at project closure.
