We are looking for a Quantity Surveyor who shares our commitment to quality and understands that outstanding results come from disciplined planning, accurate cost control, and rigorous execution.

The Role

As our Quantity Surveyor / Estimator, you will be the financial backbone of our high-end residential and fit-out projects, from the initial cost estimate to the final account. You will handle everything from preparing detailed bids for luxury projects to controlling costs during construction, ensuring our work is both profitable and of the highest quality.

What You'll Do

Pre-Contract (Tendering & Estimating):

• Prepare accurate and comprehensive cost estimates, budgets, and Bills of Quantities (BOQs) by studying project plans and specifications for Civil works.
• Review tender documents, identifying any scope discrepancies or potential risks.
• Send inquiries and source competitive quotes from suppliers and subcontractors for materials and services, with a strong focus on joinery and high-end finishes.
• Analyze and compare quotations to ensure value for money without compromising quality.
• Prepare well-organized and professional tender proposals for client submission.

Post-Contract (Project Execution):

• Manage all post-contract financial duties, including tracking project costs against the budget.
• Process and validate subcontractor payment applications based on site progress.
• Prepare, submit, and negotiate contract variations, additional works, and claims.
• Check and approve site material requisitions, ensuring they align with the approved BOQ.
• Conduct site visits as needed to monitor progress or take measurements.
• Prepare and agree on the final accounts with clients and subcontractors to close out projects successfully.

What You Need

Education & Experience:

• A degree/diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• A minimum of 3+ years of proven experience as a Quantity Surveyor or Estimator.
• Essential: Your experience must be specifically in high-end luxury residential villas, and preferably interior fit-out and joinery projects within the UAE.

Technical Skills:

• Proficiency in AutoCAD for quantity take-off is required.
• Advanced skills in Microsoft Excel are essential. Experience with estimation software is a strong plus.
• In-depth knowledge of joinery materials, manufacturing techniques, and the local UAE supplier market.
• Strong understanding of construction contracts and negotiation.
• A valid UAE Driving License is preferred.
