Real Estate Associate

The Real Estate Associate is a role designed for a professional who excels at bridging the gap between raw data and actionable investment decisions. The Real Estate Associate is responsible for the full lifecycle of an investment with a heavy emphasis on technical underwriting and due diligence. This role supports the marketing, sales, underwriting, management, and disposition of real estate assets evaluated and acquired by RESIGHT. This position reports to the Senior Development Manager.

Key Responsibilities:

Underwriting Analysis:

The Real Estate Associate is responsible for the mathematical integrity of every deal.

  • Complex Pro Forma Model Development: Build dynamic monthly and annual cash flow models for acquisitions, developments, and value-add plays using Microsoft Excel. RESIGHT has company template models, but many projects require adjustments and/or new models to be crafted.
  • Capital Stack Structuring: model various debt and equity structures, including senior/mezzanine debt, preferred equity, and complex JV waterfalls with tiered promotes.
  • Sensitivity & Scenario Analysis: stress-test variables such as exit cap rates, vacancy fluctuations, and more to quantify risk-adjusted returns.
  • Budgeting & Variance: develop construction and operating budgets, integrating “what-if” scenarios for capital expenditure over a projected hold period.

Asset Evaluation and Due Diligence:

The Real Estate Associate is responsible for the assessment of prospective projects working alongside the environmental team to ensure the firm understands the asset prior to acquisition.

Prepare and present a Salient Fact Sheet which reviews the following:

  • The condition of the real estate property, including but not limited to building conditions, existing rent rolls, leases and tenant base, and any potential encumbrances.
  • Real estate market factors, including but not limited to sale comps, lease rates, demographics, absorption, and more.
  • Zoning and entitlement status. This includes probability cost, and timing of any necessary entitlement requirements to achieve the Highest and Best Use and confirm development feasibility.
  • Demolition and/or Environmental status, and the probability, cost, and timing of any necessary demolition and/or environmental issues necessary to meet traditional financial requirements.
  • The cost and timing of any proposed horizontal or vertical site improvements.
  • The probability and timing of various exit strategies for the property.

Assist the Senior Development Manager to coordinate with internal resources and third-party vendors in the assembly of necessary due diligence information.

Assist with the closing checklist process coordinating with RESIGHT team members, legal counsel, lenders, and sellers to ensure all items are addressed.

Transaction Screening, Sourcing, & Disposition:

The Real Estate Associate works with the internal real estate team and the Cushman & Wakefield brokerage team to source deals and execute the disposition of assets.

  • Strategic Sourcing – assist the Senior Development Manager and network of real estate brokers and similar contacts to ensure a consistent pipeline of opportunities.
  • Initial Screening – filter opportunities against firm-specific investment criteria.
  • Disposition Execution – assist with the sale process for assets, including the selection of brokerage representation, preparation of data rooms, and evaluation of offers.

  • Desire and ability to utilize AI for real estate sourcing and underwriting.

Professional and Education Qualifications:

  • Bachelor’s degree required (Finance or Real Estate preferred); Master’s in Real Estate preferred.
  • Proficiency in Microsoft Office Suite with expert skillset in excel and dynamic formula and underwriting analysis.

Pay: $85,000.00 - $125,000.00 per year
