Real Estate Development & Land Use Analyst (Deal Exposure | Growth Track)

Location: Glendale, CA
Schedule: Part-Time | Monday–Friday | 9:00 AM – 2:00 PM

Compensation

  • $18.00/hour (W-2)
  • Quarterly performance bonuses
  • Annual bonus opportunity
  • Target total compensation equivalent to $22–$26/hour based on performance

About the Role

We are a real estate consulting group working on live commercial development projects and real estate lending transactions across multiple asset types, including hospitality, mixed-use, RV parks, and large-scale commercial developments.

This role is designed for candidates serious about building a long-term career in real estate development, land use strategy, and real estate finance, with direct exposure to deal underwriting, development planning, and institutional-level execution.

You will be expected to produce work product, not assist.

Key Responsibilities

  • Analyze and determine highest and best use for land and development sites
  • Build and prepare Gantt charts to support development timelines and underwriting packages
  • Prepare materials for developers and lenders for real estate lending and underwriting submissions
  • Perform financial analysis including:
  • DSCR (Debt Service Coverage Ratio) calculations
  • Cash flow and debt coverage analysis
  • Calculate AMI (Area Median Income) and apply to project feasibility
  • Research and interpret:
  • Zoning and land use regulations
  • Entitlement processes and timelines (CEQA awareness required)
  • Analyze property valuations and development economics:
  • Pricing per unit / per key
  • Broker Opinions of Value (BOVs)
  • Comparable market data
  • Evaluate feasibility for:
  • Hotels
  • RV parks
  • Mixed-use and large-scale commercial developments
  • Support leasing strategy, asset positioning, and development planning

Qualifications

  • Strong interest in real estate development, land use, and real estate finance
  • 0–3 years of experience or relevant coursework in:
  • Real Estate, Finance, Urban Planning, Economics, or related fields
  • Ability to independently perform analytical work (not just assist)
  • Basic to intermediate Excel skills
  • Strong attention to detail and problem-solving ability
  • Ability to manage multiple active projects

Preferred (Not Required)

  • Exposure to:
  • Real estate development or brokerage
  • Lending, underwriting, or deal analysis
  • Zoning, entitlements, or land use planning
  • Familiarity with tools such as CoStar, Argus, or similar platforms
