Real Estate Development Manager

The Real Estate Development Manager is responsible for managing the full lifecycle of residential subdivision development projects—from site feasibility and entitlement through approved construction plans and permit issuance. This role works closely with civil engineers, surveyors, planners, utility providers, and municipal officials to navigate zoning, platting, and permitting processes and deliver build-ready lots.

The ideal candidate has strong experience in land development, understands municipal approval processes, and can drive projects forward while coordinating multiple stakeholders.

Key Responsibilities

Project Feasibility & Due Diligence

  • Evaluate potential land acquisitions for development feasibility.
  • Assist with preliminary yield studies and layout concepts.
  • Identify zoning requirements, development standards, and entitlement risks.

Engineering & Design Coordination

  • Work directly with civil engineers to develop subdivision layouts, preliminary plats and site plans.
  • Review plans for constructability, cost impacts, and compliance.
  • Ensure alignment between development budgets and engineering design.

Municipal & Regulatory Approvals

  • Serve as primary liaison with City staff, planning departments, and public works officials.
  • Submit and track applications for:
  • Rezoning (if required)
  • Preliminary and final plat approval
  • Site development permits
  • Public improvement permits
  • Attend and represent projects at:
  • Planning Commission meetings
  • City Council meetings
  • Public hearings
  • Address review comments and coordinate revisions with the engineering team.

Permitting & Project Readiness

  • Track all approval milestones and timelines.
  • Ensure all required permits are obtained prior to construction start.
  • Confirm that construction plans are fully approved and stamped.
  • Coordinate handoff to construction/project management team.
  • Maintain organized documentation of approvals, agreements, and permits.

Budget & Schedule Oversight

  • Assist in developing preliminary infrastructure budgets.
  • Monitor engineering and entitlement costs.
  • Track project schedules and critical path items.
  • Identify risks that may impact timing or cost and proactively resolve them.

Qualifications

Experience and Skills

  • Experience in land development or subdivision development.
  • Strong Knowledge of Microsoft Office software including Excel, Word, Outlook.
  • Strong Knowledge in Adobe Acrobat or Bluebeam Revu (Preferred)
  • Ability to push projects through complex approval processes

Pay: $40,000.00 - $60,000.00 per year
