We are seeking a highly skilled and motivated
Real Estate Senior
Associate
to play a pivotal role in supporting Executive Management in evaluating, structuring, and executing real estate investment transactions across multiple geographies and asset classes within Saudi Arabia and internationally. The role requires a strong foundation in financial modeling, investment analysis, due diligence, transaction sourcing, and stakeholder coordination. The successful candidate will contribute directly to the firm’s investment decision-making process and portfolio growth.
KEY ACCOUNTABILITIES:
1.Due Diligence & Investment Analysis:

Conduct comprehensive financial, legal, and operational due diligence on potential real estate investment opportunities.

Analyze market trends, asset performance, and macroeconomic indicators across the GCC region and global markets.
Develop detailed feasibility studies to assess investment viability and risk-return profiles.
2.Financial Modeling & Valuation:

Build and maintain advanced financial models, including DCF, IRR, NPV, sensitivity analysis, and scenario planning.

Evaluate capital structures, debt sizing, and return metrics across investment strategies (core, value-add, opportunistic).
Assess and model exit strategies, including sale, refinance, and recapitalization scenarios.
3.Transaction Sourcing & Structuring:

Support structuring of real estate investment transactions, including REITs, funds, joint ventures, co-investments, and club deals.
Prepare high-quality investment memoranda and presentations for internal investment committees and external stakeholders.
4.Stakeholder Coordination:

Liaise with internal departments (legal, compliance, finance) and external advisors (law firms, consultants, brokers).

Draft and manage NDAs, term sheets, and engagement letters.

Coordinate with legal counsel on SPAs, JV agreements, and other transaction documentation.
5.Portfolio Monitoring & Reporting:

Monitor asset performance and support ongoing portfolio management activities.

Prepare periodic reports, dashboards, and updates for senior management and investors.

Maintain and update the investment pipeline and deal tracking systems.

Necessary Knowledge and Experience

Minimum 6–7 years of experience in real estate investment within Saudi Arabia or the GCC region.

Strong proficiency in Excel, PowerPoint, and advanced financial modeling techniques.

Proven experience in preparing investment memoranda, pitch decks, and executive summaries.

Solid understanding of real estate documentation, legal processes, and investment structures.

Strong communication, negotiation, and project management skills.
Education and Certification Requirements:

Bachelor’s degree in Finance, Real Estate, Economics, or a related field; Master’s degree preferred.

Professional certifications such as CCIM, RICS, or equivalent are preferred.

Additional postgraduate qualifications in a relevant discipline are considered an advantage.
