Company Overview:

We are seeking a motivated and experienced Real Estate Virtual Assistant to help underwrite, source, and negotiate high-quality real estate deals directly with homeowners.

Position Summary:

The Real Estate Virtual Assistant (VA) will be responsible for generating and underwriting qualified real estate leads and negotiating contracts under the company’s name. The ideal candidate has a strong background in real estate investing, deal analysis, and sales negotiation. This role requires daily consistency, precision in underwriting, and the ability to meet company profit goals with every transaction.

All submitted deals must be fully underwritten to the company’s standards with a minimum $30,000 spread per deal.

Key Responsibilities:

Lead Generation:

  • Provide a minimum of 10 fresh, qualified leads and deals daily through skip tracing, online marketing, cold calling, or other acquisition channels.
  • Identify motivated sellers, off-market opportunities, and distressed properties.
  • Maintain a clean, organized CRM with accurate lead notes and progress tracking.

Deal Underwriting:

  • Analyze property values, repair costs, ARV, and comparable sales to determine profitable acquisition numbers.
  • Prepare and submit underwriting packages for each deal to company management for review.
  • Ensure all deals meet or exceed the company’s minimum $30,000 profit spread.

Negotiations:

  • Contact and negotiate directly with homeowners to secure favorable purchase agreements.
  • Build rapport and trust with sellers to create win-win solutions and secure contracts below market value.
  • Handle price adjustments, closing timelines, and contingencies to protect company interests.

Transaction Coordination:

  • Underwrite all executed contracts and submit to the company acquisitions and dispositions team for processing.
  • Work with title companies, buyers, and internal team members to ensure successful closings.
  • Track all deal stages from lead submission through closing.

Reporting & Accountability:

  • Submit daily reports detailing leads, deals, and underwriting summaries.
  • Track conversion rates, negotiation outcomes, and spread margins.
  • Consistently meet or exceed daily and weekly performance goals.

Requirements:

  • Minimum 1–2 years of experience in real estate wholesaling, acquisitions, or underwriting.
  • Strong knowledge of ARV, repair cost estimation, and deal structuring.
  • Excellent communication, negotiation, and analytical skills.
  • Ability to manage high lead volume efficiently with strong attention to detail.
  • Familiarity with CRMs and property data tools (PropStream, Privy, BatchLeads, REI Reply, Zillow, etc.).
  • Self-motivated, organized, and results-driven.
  • Reliable internet connection and professional remote setup.

Performance Metrics:

  • 10+ qualified leads and deals submitted daily.
  • Minimum $30,000 profit spread per deal.
  • Accuracy of underwriting reports and deal analysis.
  • Consistent closing performance and volume growth.

Compensation:

  • $20,000 – $50,000+ monthly, based on performance, deal volume, and negotiation results.
  • $5,000 per closed deal, paid at closing.
  • Top performers have opportunities for bonuses and leadership roles.

Schedule:

  • Full-time virtual position (flexible hours).
  • Must be available during U.S. business hours for seller communication and deal updates.

Job Type: Contract

Pay: $5,000.00 - $50,000.00 per month
