Are you a seasoned Regional Maintenance Supervisor seeking a dynamic opportunity with a reputable company? Look no further! We are a trusted business serving San Diego for over 30 years, is expanding its team and seeking a dedicated individual to join us in enhancing the quality of our properties.

Position: Maintenance Regional Supervisor
Location: San Diego, CA (In-person, regional travel required)
Salary: $65K - 75K per year (Based on experience)
Job Type: Full-time
Expected Hours: 40 per week

Key Responsibilities:

As a Regional Maintenance Supervisor, you will be responsible for overseeing and coordinating maintenance services across multiple residential properties. You will serve as a critical link between on-site maintenance teams and senior management, ensuring that all maintenance operations are completed efficiently, meet company standards, and stay within budget and timelines.

Your primary duties will include:

Team Leadership & Supervision

  • Supervise and mentor on-site maintenance teams across multiple properties in the San Diego area
  • Lead by example in promoting a strong work ethic, accountability, and high performance
  • Conduct regular team meetings, performance reviews, and ongoing coaching
  • Support recruitment, onboarding, and training of new maintenance staff

Maintenance Oversight & Hands-On Support

  • Ensure timely completion of all service requests, work orders, and unit turnovers
  • Assist teams with complex repairs, including HVAC, plumbing, electrical, and appliance diagnostics
  • Coordinate preventive maintenance programs to reduce downtime and extend equipment life
  • Ensure common areas, building exteriors are properly maintained
  • Perform quality control inspections and follow-ups to ensure work is completed to standard

Project & Operations Management

  • Plan and oversee capital improvement projects, such as renovations and system upgrades
  • Source vendors, obtain bids, and manage contractor relationships for regional projects
  • Track and manage inventory of supplies, tools, and equipment across properties
  • Optimize maintenance budgets and identify cost-saving opportunities
  • Develop and implement property-specific maintenance schedules

Technology, Reporting & Communication

  • Utilize AppFolio (or similar software) to manage work orders, track productivity, and monitor response times
  • Maintain accurate maintenance logs and documentation for audits and reporting
  • Communicate effectively with property managers and regional leadership on maintenance status, priorities, and challenges
  • Ensure maintenance policies and procedures are clearly communicated and followed across sites

Emergency Response & Support

  • Respond to escalated or after-hours maintenance emergencies, coordinating timely solutions
  • Provide leadership and hands-on support in urgent situations that require quick decision-making

Requirements:

  • Minimum 7 years of maintenance experience in the residential property management industry
  • At least 2 years in a supervisory or regional-level role
  • Strong skills in HVAC, plumbing, electrical, carpentry, painting, and appliance repair
  • HVAC certification (preferred)
  • Strong leadership, communication, and organizational abilities
  • Comfortable using smartphones, tablets, and property management systems
  • Ability to lift/move up to 60 lbs without assistance
  • Valid California Driver's License and car insurance
