Salary: $75000 to $80000 + Discretionary Annual Bonus

Location: circa Augusta, GA

POSITION SUMMARY

The Regional Manager is responsible for the operational performance of a portfolio of communities within an assigned region. Reporting to Operations Leadership, this role provides direct oversight of Community Managers and Maintenance teams, ensuring consistent execution, efficient daily operations, and alignment with company standards. This role maintains visibility across all communities, drives performance, and ensures teams are accountable for results. This includes monitoring all property operations, addressing issues in real time, and supporting teams to maintain strong occupancy, financial performance, and resident experience.

KEY RESPONSIBILITIES

1. Operational Oversight

Property Management:

  • Ensure all communities within the region are wellmaintained, safe, and compliant with local regulations.
  • Monitor occupancy rates and work to maximize site utilization.
  • Conduct regular site visits with a documented 30day follow plans saved to each community folder.

Staff Supervision:

  • Train, coach, and manage community managers and maintenance staff.
  • Provide ongoing coaching and performance evaluations. This should be quarterly to discuss wins and losses.
  • This will give you the ability to measure KPI’s put out to your teams and identify the shortfalls before they can become issues.

Standard Operating Procedures (SOPs):

  • Implement and ensure adherence to company policies, processes, and SOPs across all locations.

  • Maintain updated manager/maintenance binders with current training and processes.
  • Confirm new procedures are distributed, taught, and filed in community binders

2. Financial Management

Budgeting and Reporting:

  • Breakdown reports due to DOO weekly. Action Plans schedules month end closeout (rent roll/vacancy/site inspection/month end checklist)
  • Review, manage, and analyze monthly P& L’s, and controllable expenses for each community.
  • MonthlyRun your P & L 12month recap per property to identify any areas that should be dug into
  • Weekly you will receive controllable expense and occupancy which should be discussed for areas to concentrate on based on forward looking model.
  • Ensure financial goals are met, including revenue targets and expense control.

Rent and Sales Oversight:

  • Monitor rent collection and address delinquency issues.
  • Evictions monitor demand notices and ensure notes are added to RM tenant history.
  • Ensure intakes and stipulations are submitted on time.
  • Oversee the sales of homes and vacant sites, ensuring optimal pricing strategies.

3. Marketing and Leasing

Marketing Strategies:

  • Collaborate with Melanie to advertise vacant lots, homes, and amenities effectively.
  • Ensure consistent posting on platforms like Facebook marketplace, MH Village, Craigslist, Zillow, and Redfin.

Leasing and Sales Support:

  • Ensure managers are trained and equipped to close deals efficiently.
  • Include training for lease generation, welcome packets and ensure they are meeting with resident PRIOR to move in to discuss any questions and ensure payment of SD and rent.
  • Monitor followups on inquiries to prevent missed opportunities.
  • Double checking your teams prospect reports against RM notes to ensure follow up.

Customer and Community Relations:

Resident Experience:

  • Ensure high levels of customer satisfaction and address residents’ concerns promptly.
  • Foster community engagement through events or initiatives to build a positive atmosphere.

Problem Resolution:

  • Mediate escalated disputes or challenges from residents or staff.

KEY PERFORMANCE INDICATORS (KPIs)

Operational KPIs

  • 80% of site visits completed with 30day followup plans documented
  • 100% adherence to Standard operating procedures

Financial KPIs

  • Rent collection rate (monthly/quarterly)
  • 85% of communities under budget for controllable expenses
  • Delinquency and eviction rate

Leasing & Sales KPIs

  • Average days to lease or sell vacant homes/sites
  • 90% of inquiries followed up within 48 hours
  • Customer Experience KPIs
  • Resident satisfaction survey score (if applicable)
  • Staff Development KPIs
  • Completion rate of quarterly evaluations
  • Training participation rat
  • Ability to demonstrate confidence and professionalism while representing the Company in daily field operations across local markets.
  • Highly organized with ability to prioritize responsibilities effectively.
  • Excellent Communication Skills
