Role
The Regional Property Manager serves as the chief property manager for a portfolio of approximately 1,500 apartment units and leads a 40-50 person regional team consisting of property managers, assistant property managers, maintenance technicians, and other property management support staff. This is the senior-most operational role over the region and is accountable for the overall financial, operational, and resident-experience performance of the portfolio.
The Regional Property Manager directly supervises Property Managers, each of whom is responsible for a defined sub-portfolio of properties and their respective on-site teams. Through these direct reports, the Regional Property Manager is accountable for budget performance, occupancy, expense control, lease enforcement, maintenance standards, regulatory compliance, and the development of the people on the team. In addition, there are two remote teams that provide extensive support to the on-site property management teams. An important aspect of this role is to routinely oversee change management, ensuring each team is adopting new or existing company processes so there is consistency on each team. The role is expected to work primarily in the field at portfolio properties, with regular time at the EIG office as needed, with very little work-from-home time.
Direct Reports & Team
- Local Property Managers, each leading a sub-portfolio team.
- Two support team Managers, each managing a remote team, which provides a defined set of property management duties.
- Clean & Turns Manager, which includes an in-house cleaning team and maintenance/turn workers.
- In all, there are approximately 42 staff that report to the Regional Manager, directly or indirectly. This staff includes Property Managers, Assistant Property Managers (Field and Virtual), Maintenance Technicians, turn workers and Cleaners.
Key Responsibilities & Qualities of a Successful Regional Property Manager
- Portfolio Financial Performance: Own the financial results of the 1,500-unit portfolio. Develop and approve property-level budgets in coordination with each Property Manager, monitor monthly variance reports, and implement strategies to maximize NOI, minimize vacancy loss, and control expenses.
- Leadership of Property Managers: Set clear expectations, KPIs, and performance standards for the five direct-report Property Managers. Hold weekly one-on-ones, conduct site walks together, provide coaching and accountability, and evaluate performance on a documented basis.
- Team Building & Staff Development: Recruit, hire, train, and retain a high-performing team. Identify low performers, to either increase performance or other outcomes. Build bench strength so that strong Assistant Property Managers can be developed into Property Managers, and strong Maintenance Technicians into Maintenance Supervisors.
- Property Operations: Oversee daily operations across all properties in the region to ensure compliance with local regulations, EIG company standards, lender requirements, and Fair Housing rules. Conduct regular property walkthroughs with each Property Manager.
- Occupancy & Leasing Performance: Drive portfolio-wide occupancy targets, including pre-rent on upcoming vacancies, sub-5-day unit turns, and strong resident retention. Approve marketing plans and pricing strategy in coordination with the Property Managers.
- Maintenance & Capital Projects: Oversee the regional maintenance program, ensuring timely processing of work orders, high-quality unit turns, preventive maintenance, and successful execution of capital projects. Review scopes of work, vendor selection, and invoices for value and accuracy.
- Resident Experience & Escalations: Serve as the senior point of escalation for resident issues that cannot be resolved at the Property Manager level. Maintain a culture of strong customer service and prompt resolution across the region.
- Compliance & Risk Management: Manage orders from the city, lender, insurance company, and other authorities. Ensure subsidy administration, lease enforcement, delinquency management, and eviction cases are handled correctly and consistently across all properties.
- Market Analysis: Stay informed about market trends, rental rates, and competitor activity in each submarket. Use this information to recommend rent strategy, capital investment, and operational adjustments.
- Reporting to Ownership: Provide the Company President with regular portfolio reporting on occupancy, financial performance, staffing, capital projects, and any material risks or opportunities.
- Policy Compliance: Adhere to and enforce all EIG company policies and procedures. Continuously refine standard operating procedures across the region to drive consistency and quality.
Additional Responsibilities
- Approve hiring, terminations, and performance plans for staff across the region in coordination with company leadership.
- Review and approve significant property-level expenditures, vendor contracts, and capital project scopes.
- Ensure accurate property records are maintained, including tenant files, lease agreements, maintenance logs, key control, and financial records.
- Coordinate with the administrative team on rent collection, accounts payable, financial reporting, and budget vs. actual reviews.
- Lead regular regional team meetings and ensure information flows clearly between ownership, the Regional Property Manager, the Property Managers, and the broader team.
- Foster a positive, safe, and collaborative work environment with a strong culture of accountability and continuous learning.
- Be willing to work in the field at least 15 hours per week and to work additional hours, including weekends, when operational needs require it, including remote after-hours work when needed.
- Comply with all Fair Housing rules and ensure the entire regional team is trained and compliant.

Qualifications
- Minimum 7 years of progressive property management experience, including direct experience supervising other property managers
- Proven track record managing a multifamily portfolio of at least 750 units
- Demonstrated success in developing and managing property budgets, achieving NOI targets, and minimizing vacancy
- 4-year college degree preferred; equivalent industry experience considered
- Strong working knowledge of real estate contracts, leases, and Fair Housing requirements
- Experience with subsidy programs (Section 8, project-based) preferred
- Excellent written and verbal communication skills
- Valid driver's license and reliable transportation; the role requires regular travel between properties
Skills
- Strong leadership presence with the ability to hold experienced Property Managers accountable while developing them
- Computer proficiency with Microsoft Word, Excel, Google Workspace, Gmail, and standard property management software
- Detail-oriented and well-organized, with strong time management skills and a sense of urgency for meeting critical deadlines
- Ability to identify, analyze, and resolve problems at both the property and portfolio level
- Self-motivated team player who can work independently while handling multiple competing priorities
- Strong financial acumen and comfort working with property-level financial statements
