Residential Leasing Manager (Portfolio Lead)
Mankato, MN | Full-Time (40 hrs/week) | In-Office + Regional Travel
We are seeking an experienced Residential Leasing Manager to lead leasing operations across a growing multi-property portfolio in Southern Minnesota. This role is responsible for driving occupancy, overseeing the full leasing lifecycle, and leading a small team of remote leasing agents.
This is a hands-on leadership role with real decision-making authority—not just administrative coordination.

Key Responsibilities
- Own and lead residential leasing operations across the portfolio.
- Review, approve, and deny rental applications in alignment with company criteria and Fair Housing standards.
- Oversee lease execution, renewals, and compliance with Minnesota housing regulations.
- Coordinate and ensure smooth move-ins and move-outs, including timelines, communication, and unit readiness.
- Serve as the escalation point for tenant and prospect concerns, including difficult or sensitive conversations.
- Direct and support 2–4 remote leasing agents, ensuring responsiveness, consistency, and performance.
- Collaborate on and participate in collections and eviction processes when necessary.
- Monitor leasing performance, vacancy trends, and conversion metrics; adjust approach as needed.
- Travel to properties (up to ~2 hours from Mankato, typically within 35 mins) for showings, inspections, move-ins, and team coordination.
- Some (limited) weekend hours for occasional weekend move-ins/outs falling on weekends
What We’re Looking For
- 3+ years of residential leasing or property management experience.
- Proven ability to make independent leasing decisions, including application approvals/denials.
- Experience leading, mentoring, or coordinating other leasing staff strongly preferred.
- Strong understanding of Fair Housing laws and leasing compliance.
- Confident communicator able to handle conflict, negotiations, and tenant relations professionally.
- Highly organized with the ability to manage multiple properties and priorities simultaneously.
- Tech-comfortable with property management software, CRM systems, and digital leasing tools.
- Valid driver’s license and willingness to travel within the region.
Compensation & Benefits
- Base Salary: $62,000 – $71,000 annually
- Performance Bonus: Up to $5,000 annually based on occupancy and leasing performance
- Mileage reimbursement for property travel
