Residential Maintenance Manager and Technician

NRS Real Estate PLLC is an innovative, award-winning residential Real Estate management, leasing, maintenance, service and sales brokerage company based in downtown Chicago. Our mission is to empower individual and smaller Real Estate investors’ success with technology, strategy and expertise usually reserved for only the larger “Wall Street” Real Estate Investment Trusts (REITS). We help plan, manage, lease and grow scattered-site rental investment properties including condominium rentals, single family homes and smaller multifamily buildings as one unified portfolio for each of our investors.

We are a nimble, tight-knit group looking for a Maintenance Manager & Technician to help us continue to thrive and grow together. Also, if you are looking to expand your skills and opportunities, this position may offer additional ventures to help us grow our renovations, non-managed property services / repairs, snowplowing and/or landscaping offerings to both our clients and beyond. Maintenance Duties (include but not limited to):

  • Schedule maintenance, repair, service and/or renovation activities with property managers, vendors, owners and tenants
  • Communicate with owners to discuss and receive approval for necessary work, options for upgrades, possibly future improvements or issues that may need to be addressed
  • Update tenants on the progress of work performed in their unit / property
  • Complete move-in/move-out evaluation checklists, unit turn completions, mid-lease inspections, etc.
  • Help ensure unit turns are completed on time and within approved budget / quote
  • Take property / unit photos of in-progress and completed work as needed
  • Record move-in evaluation videos
  • Respond to phone calls, texts and emails from management during the day and our emergency call center if issue / emergency meets our limited (generally 4 to 5 times a year) emergency criteria (overtime would be paid)
  • Complete day to day work order assignments which include but are not limited to: evaluating and/or repairing residential plumbing issues (faucets, toilets, showerheads, dishwashers, etc), light switches and fixtures, minor painting / patching when required, replacing locks, window screens, etc (keep in mind, we often have vendors quote out to do the larger jobs if cannot be fixed in ~3 hours or specialized like appliance part, larger plumbing, etc).
  • Create detailed quotes for management client properties as well as non-managed jobs such as “handyman” tasklists, minor repairs, etc to full bathroom renovations, other upgrades, etc (often with other vendors / contractors involved).

Pay: $67,000.00 - $80,000.00 per year
