Residential Maintenance Technician

Job Summary
We are seeking a proactive and skilled Residential Maintenance Technician to ensure the safety, functionality, and aesthetic appeal of our residential properties. In this energetic role, you will perform a wide range of maintenance tasks, troubleshoot issues promptly, and uphold high standards of customer service for our residents. Your expertise will help create a comfortable, well-maintained living environment that residents are proud to call home. Duties

  • Performs routine maintenance in and around Mayroad communities, including occupied and vacant residences, community properties, and amenities, including fixing structural damage and other repairs to walls, floors, crawlspaces, ceilings, insulation, attics, entryways, windows, decks, patios, garages, pools, etc.
  • Responds to and completes emergency, urgent, and routine work orders in accordance with company policy.
  • Performs emergency on-call, after-hours services (on a rotational basis).
  • Repairs broken or leaking plumbing on residential properties to avoid water damage and restore the full use of water fixtures.
  • Performs basic electrical repairs on residential properties, such as damaged wiring, switches, outlets, fans, lights, ect.
  • Conducts moisture/humidity and mold/mildew inspections; performs mold and mildew remediation (up to 10 square feet).
  • Follow safety guidelines rigorously during all maintenance activities to ensure a secure environment for residents and staff.
  • Performs routine installation and preventative maintenance on household appliances including diagnoses, repair, and replacement when applicable.
  • Uses Mobile Work Order app daily to receive, prioritize, and fill emergency, urgent, and routine work orders.
  • Applies preventative measures to the building to reduce the risk of future problems, such as using sealants, caulks, grouting, protective finishes, etc.

Experience

  • EDUCATION REQUIREMENT – High school graduate or GED; may be offset by experience.
  • At least 3+ years of experience in general residential maintenance, including HVAC, carpentry, plumbing, and basic electrical. Ability to obtain Certified Pool Operator certification within 6 months of hire if needed.

Pay: $18.88 - $24.20 per hour
