Role Overview

We are seeking a Revenue & Distribution Manager to lead pricing strategy, channel performance, and distribution optimization across our portfolio of holiday homes. This role is responsible for maximizing net earnings, improving booking quality, and driving year-round demand while maintaining strong market positioning.

The ideal candidate has strong experience in revenue management and OTA distribution in hotels, serviced apartments, or holiday homes, and understands Dubai’s competitive short-term rental market.

Key ResponsibilitiesRevenue Strategy & Pricing

• Build and implement pricing strategies to maximize net earnings (not just revenue) across all properties.
• Develop dynamic pricing models based on seasonality, market demand, events, competitor analysis, and performance trends.
• Create and manage rate plans for different segments (daily, weekly, monthly, long stays).
• Monitor ADR, occupancy, RevPAR, and net profitability targets.

Channel & Distribution Management

• Manage distribution across Airbnb, Booking.com, Expedia, Agoda, direct bookings, and other channels.
• Optimize channel mix to improve profitability and reduce dependency on high-commission sources.
• Ensure rate parity, calendar accuracy, restrictions, promotions, and content consistency across all channels.
• Create and manage promotional campaigns during low-demand periods.

Listing Performance Optimization

• Improve conversion rates by continuously optimizing listing positioning, visibility, ranking, and content.
• Work with the marketing/team to improve photo quality, titles, descriptions, amenities, and policies.
• Track and improve performance metrics such as:
• impressions → clicks → conversion
• cancellation rate
• guest satisfaction impact on ranking

Forecasting & Market Intelligence

• Prepare weekly and monthly forecasts (occupancy, ADR, revenue, net earnings).
• Track competitor pricing and market trends in Dubai (holiday homes + hotel comps).
• Plan pricing & distribution strategies around major events and seasonal peaks (New Year, Ramadan, Expo-type events, holidays, etc.).

Reporting & KPI Management

• Produce clear reports for management and landlords:
• property-level performance
• channel contribution
• pricing effectiveness
• net earnings by unit
• Identify underperforming units and propose action plans.
• Track ROI impact of promotions, discounts, and channel changes.

Owner / Portfolio Profitability

• Maintain profitability targets and support landlord performance growth.
• Recommend actions to improve financial results:
• pricing improvements
• minimum stay rules
• availability and booking restrictions
• listing upgrades or amenity improvements

Requirements

• Minimum 3–5 years experience in Revenue Management / Distribution in:
• Holiday Homes / Short-term rentals (preferred)
• Hotels / Serviced apartments / Property management
• Strong knowledge of OTA algorithms, rankings, and distribution best practices.
• Experience with pricing tools (dynamic pricing software is a plus).
• Advanced Excel / Google Sheets skills.
• Strong analytical thinking and ability to translate data into actionable strategy.
• Excellent English communication; Arabic is a plus.
• Dubai market experience strongly preferred.
