- Customer Service: Maintain excellent customer service relationships with all contacts.
- Maintenance Support: Assist the Director of Facilities with maintenance responsibilities across all Worcester holdings in Wichita, KS.
- Service Requests: Ensure all service requests and repairs are completed thoroughly and promptly.
- Inventory Monitoring: Assist with monitoring the inventory of equipment, tools, parts, and supplies.
- Policy Compliance: Comply with all personnel management policies and procedures.
- Communication: Communicate effectively with residents, fellow team members, vendors, and supervisors.
- Preventative Maintenance: Collaborate with maintenance teams to maintain effective preventative maintenance programs.
- Budget Adherence: Work with maintenance teams to adhere to budget guidelines.
- Inspections: Inspect grounds, buildings, and other community features to minimize liability concerns.
- Safety Compliance: Ensure adherence to the company's safety and hazard communication programs, policies, and procedures.
- Physical Condition Maintenance: Ensure the physical condition of the community is maintained according to company operating and safety standards.
- Curb Appeal: Maintain excellent curb appeal at all times.
- Scheduled Maintenance: Perform scheduled maintenance on all equipment based on manufacturer recommendations and operating manuals.
- Issue Resolution: Address complaints and resolve issues in a timely and professional manner.
- Record Keeping: Maintain accurate records.
- General Upkeep: Contribute to the general upkeep and cleaning of all Worcester holdings.
- Additional Duties: Perform other maintenance and repair work as directed by the Regional Maintenance Supervisor.
- Daily Cleanup: Assist in the daily cleanup of the exterior of the communities, including grounds, breezeways, and all common areas.
- Swimming Pool Maintenance: Perform swimming pool maintenance and cleaning, maintaining accurate and timely chemical logs.
- On-Call Schedule: When assigned to a specific community for a week or longer, participate in the on-call schedule.
- Additional Tasks: Perform additional tasks and responsibilities as required.
- Education: High school diploma or equivalent.
- Reading Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- HVAC Expertise: Proficient in copper brazing and installing HVAC systems.
- Self-Direction: Ability to self-direct as well as work effectively in a team.
- Problem-solving: Excellent problem-solving and troubleshooting skills.
- Adaptability: Flexible and capable of prioritizing tasks in a busy and changing environment.
- Communication Skills: Excellent verbal and written communication, customer service, and organizational skills.
- Language Proficiency: Ability to read and write English fluently.
- Computer Literacy: Computer literacy is required.
- Training Comprehension: Ability to successfully comprehend and display knowledge gained during training courses.
- Transportation: Must have reliable transportation with insurance due to roving and on-call requirements.
- Equipment Use: Ability to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment, without compromising safety.
- Safety Apparel: Appropriate safety equipment and apparel must be worn, including proper footwear and work boots.
- Diagnostic Skills: Ability to diagnose and assist with the repair of major appliances, HVAC, basic to intermediate plumbing and electrical, sheetrock, general carpentry, pool care, roofs and gutters, painting, general irrigation maintenance and repairs, landscaping, fountain maintenance and repairs, foundation and sidewalk repairs, and ice/snow removal.
- Travel Requirements: This position involves planned travel, typically requiring 2-3 days on-site at different locations, but may also involve staying out of town for an entire week as needed.
- Driving: Required to drive in the daily performance of duties.
- Standing and Walking: Frequently required to stand and walk.
- Dexterity: Continually required to utilize hand and finger dexterity.
- Physical Activities: Frequently required to climb, balance, bend, stoop, kneel, or crawl.
- Communication: Continually required to talk or hear.
- Exposure: Occasionally exposed to wet and/or humid conditions, moving mechanical parts, high precarious places, fumes, airborne particles, toxic chemicals, outside weather conditions, and extreme heat or cold (non-weather).
- Lifting: Occasionally required to lift and/or move more than 75 pounds, frequently lift and/or move up to 50 pounds, and continually lift and/or move up to 25 pounds.
