About the Role

Iman Developers is looking to hire a Sales Manager to act as the Project Lead and manage, supervise, and mentor a team of sales agents to achieve monthly, quarterly, and annual revenue targets. This role serves as the primary custodian of the assigned exclusive project, driving high velocity absorption rates while maximizing revenue through a strategic mix of direct sales, external agency contributions, and internal cross selling.

Project Sales Strategy & Revenue Delivery
  • Target Achievement: Achieve monthly, quarterly, and annual revenue targets for the assigned team and the specific exclusive project.
  • Inventory Yield Management: Create and execute sales strategies in coordination with the Managing Director to accelerate the absorption of inventory.
  • Specific Focus: Develop tactical offers to move slow moving units and premium inventory.
  • Channel Optimization: Strategically balance the sales mix to increase the ratio of direct deals versus external agency deals to maximize company margins, while ensuring volume targets are met.
Project Custodianship & Developer Relations
  • Developer Liaison: Engage with developers and their teams to build strong working relationships, acting as the primary point of contact for inventory updates, pricing strategies, and market feedback.
  • Inventory Control: Manage the master inventory list to prevent double bookings and ensure real time availability is communicated to all channels.
Team Management & Development
  • Performance Coaching: Manage, supervise, and mentor sales agents to achieve peak performance, specifically training them on the technical details and USPs (Unique Selling Propositions) of the exclusive project.
Lead Management & Marketing Calibration
  • Lead Velocity: Ensure marketing generated leads are responded to promptly and closed efficiently as per company guidelines.
  • External Agency Activation: Increase the registration of new external agencies and actively manage these relationships to ensure they are prioritizing our exclusive project.
Key Performance Indicators (KPIs)

The Sales Manager's success will be measured against the following metrics:

  • Achievement of monthly, quarterly, and annual team revenue targets.
  • Project Absorption Rate: Velocity of sales regarding total inventory, including slow moving units.
  • Margin Optimization: Improvement in the Direct vs. Agency deal ratio.
  • Channel Activation: New agency registration and percentage of registered agencies successfully transacting on the project (quality vs quantity of agencies).
  • Conversion Efficiency: Conversion ratio of leads to sales and timeliness of lead response.
  • Number of weekly agency briefings and client meetings.
