Job Summary
The Sales Manager – Execution & Channel Management is responsible for
owning overall sales performance, absorption, and collections
across the company’s real estate projects.
This is a
hands-on, player–manager role
, where the individual is expected to
personally contribute to closures
while also
managing sales executives and broker channels
. The role is focused on execution, conversion, and cash flow delivery.
Key Responsibilities
Sales Performance & Individual Contribution

Own monthly and quarterly sales, absorption, and collection targets.

Personally contribute to sales closures
, particularly for high-value, complex, broker-driven, or escalated deals.

Deliver a minimum level of
individual sales contribution
as defined by management.

Monitor deal ageing and intervene to prevent slippage or fallout.
Sales Team Management

Manage, guide, and monitor the performance of Sales Executives.

Set clear daily, weekly, and monthly targets for the sales team.

Enforce follow-up discipline, pricing accuracy, and ethical sales conduct.

Support and intervene in negotiations when deals become complex or stalled.
Channel & Broker Relationship Management

Actively build, nurture, and maintain relationships with key brokers and channel partners.

Personally engage with top-performing brokers to drive repeat business and deal momentum.

Track broker-wise pipelines, conversions, and deal quality.

Recommend onboarding or removal of brokers based on performance and compliance.
Sales Operations & Reporting

Own CRM accuracy, pipeline integrity, and reporting discipline.

Prepare weekly and monthly sales reports covering absorption, collections, risks, and broker performance.

Coordinate with internal teams to ensure timely SPA execution and collections.

Ensure no bookings are accepted outside approved pricing, inventory releases, and documentation processes.
Launch & Sell-Out Execution

Support execution of approved project launches, promotions, and campaigns.

Provide structured market feedback on buyer sentiment, pricing response, and competitor activity.

Plan and manage phase-wise sell-out strategy as inventory reduces, including sales team rationalisation and broker focus.
Qualifications & Experience
-
Bachelor’s degree in Business, Marketing, or related field.

5–8 years
of UAE real estate sales experience.

Proven experience closing deals and managing in-house sales executives.

Strong broker network and demonstrated broker relationship management capability.

Exposure to off-plan developer-side sales preferred.

Working knowledge of UAE real estate regulations.

Compensation Structure
Fixed Salary
