- Review satisfaction morning report and verify all the same loans appear on the P110 report.
- Complete the request to have the files returned to PHFA from the Trustee using the As400 menu options.
- Correspond with the trustee when issues with getting final document files arise.
- Complete the process of satisfying the loan within the state mandated time from of 60 days from the date of payoff to the date the satisfaction was recorded.
- Check in and scan final document files that arrive from our trustee.
- Review and keep track of e-recording spending.
- Retrieve the subordinate loans to be processed for satisfaction upon notification of payoff.
- Generate, proofread and correct the mortgage satisfactions as needed.
- Complete the mortgage satisfaction document as required by the recorder of deed per the county requirements.
- Complete the electronic recordings for the counties that are set up to complete the mortgage satisfactions in this manner.
- Determine when funds need to be added to in the CSC account which is used for payment of the electronic recorded documents. A weekly report is sent through workday for approval and funding.
- Complete checks requests and mail the check and appropriate mortgage satisfaction to the recorder of deeds for the counites that do not participate in the e-recording process.
- Generate paid in full letters and mail a copy of the recorded satisfaction piece to mortgagors.
- Process incoming satisfaction mail and the electronically recorded satisfactions by entering the receive dates in the AS400.
- Review, correct and resend the satisfactions that were rejected from the recorder of deeds.
- Save recorded satisfaction piece in the proper SharePoint folder
- Respond to emails and phones calls from borrowers in regard to their loan being satisfied.
- Monthly review vanguard report 56z to ensure all paid in full loans are completed.
