<p><b>Role Overview:</b></p><p>We are looking for a unique professional to fill a hybrid role that combines <b>Senior-level Accounting</b> with <b>Property Operations Management</b>. This is not a traditional property management role; we require a candidate with an <b>accounting background</b> who is also willing to take on the responsibilities of an <b>Assistant Property Manager</b>.</p><p>You will spend 40% of your time on meticulous financial tracking and the other 60% on managing tenant relations and building operations in Dubai.</p><p><b>Core Responsibilities:</b></p><ul><li><b>Data-Driven Financial Oversight:</b> Deploy sophisticated Excel functions to monitor rental income, oversee Post-Dated Cheque (PDC) cycles, and compute precise ROI metrics for our long term and short-term rental portfolio.</li><li><b>Financial&amp;Accounting Integrity:</b> Maintain error-free accounting records, manage property ledgers, and ensure all operational expenditures are meticulously categorized and filed.</li><li><b>Utility &amp; Account Reconciliation:</b> Supervise and audit utility accounts (DEWA, Empower), ensuring all payments are settled on time and any discrepancies are resolved. Prepare reconcilication reports monthly.</li><li><b>Contractual Compliance:</b> Systematically organize lease agreements, legal addendums, and tenant databases to ensure full operational transparency.</li><li><b>Service Coordination:</b> Liaise with facility management providers and maintenance crews to ensure rapid response to tenant requests and uphold the physical standards of the assets.</li></ul><p><b>What We Are Looking For:</b></p><ul><li><b>Excel Proficiency: </b>Proficiency in Excel is mandatory.</li><li><b>Accounting Background:</b> A firm understanding of financial reconciliation and general accounting workflows.</li><li><b>Professional Communication:</b> Command of the English language is essential for navigating tenant negotiations and vendor management.</li><li><b>On-site Presence:</b> Must be able to operate full-time from our <b>JVC</b> location.</li></ul><p><b>Desirable Assets (A Plus):</b></p><ul><li><b>Software:</b> Prior hands-on experience with <b>Zoho Books</b> or <b>Zoho CRM</b>.</li><li><b>Local Insight:</b> Practical experience in the Dubai real estate sector and familiarity with RERA guidelines and Ejari protocols.</li></ul><p><b>Benefits:</b></p><ul><li>Competitive salary package.</li><li>A stable, career-oriented role within a growing management firm.</li><li>Comprehensive benefits as per UAE Labor Law.</li></ul><p>Pay: AED3,500.00 - AED4,500.00 per month</p><p>Work Location: In person</p>
