<li>Assists with month-end procedures including deposit accounting, variances, expiring leases, write off register, receivable aging, security deposit activity and gross potential rent.</li>
</ul></li><li>Resident Relations
<ul><li>Perpetuates a true sense of community.</li>
<li>Maintains positive customer relations attitude.</li>
<li>Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested.</li>
</ul></li><li>Marketing
<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>
<li>Must be knowledgeable of all phases of leasing and resident retention.</li>
<li>Greets prospective clients, shows the community, and performs leasing duties.</li>
<li>Answers and handles incoming phone calls.</li>
<li>Maintains awareness of local market conditions and trends. Contributes ideas to Community Manager for marketing community and improving resident satisfaction.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
</ul></li><li>Administrative
<ul><li>Updates required reports concerning move-out notices, activity, etc. on a daily basis and provides information to the Community Manager.</li>
<li>Organizes and files all applicable reports, leases and paperwork.</li>
<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>
</ul></li><li>General
<ul><li>Performs any additional duties assigned by direct manager or the Regional Manager/Director of the property being supported.</li>
<li>This is a floating role that requires frequent travel across the Greater Puget Sound area.</li>
</ul></li></ul>Desired Skills and Experience:
<ul>
<li>2+ years experience in property management or equivalent experience, including leasing, sales/closing, and customer service.</li>
<li>Experience with Yardi/CRM and On-Site</li>
<li>Accounts Payable experience or prior experience reviewing and paying/entering invoices.</li>
<li>Drivers license required. This is a floating role that requires the ability to travel to various locations in Washington which may or may not be accessible by public transportation.</li>
</ul>

Physical Requirements:
<ul>
<li>100% in-person position. Must be available to be physically present at sites being supported.</li>
<li>Stand, walk or sit alternatively depending on the specific needs of the day.</li>
<li>Ability to physically walk sites/units, which may include climbing stairs and navigating uneven surfaces or construction zones.</li>
<li>Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.</li>
<li>Prolonged periods of sitting at a desk and working on a computer.</li>
<li>Occasional need to perform the following physical activities:
<ul><li>Bend/Stoop/Squat</li>
<li>Climb stairs</li>
<li>Push/Pull</li>
<li>Reach above shoulder</li>
</ul></li><li>Lifting frequently up to 25lbs and occasionally 25 - 40 lbs.</li>

<li>Ability to effectively communicate in person, via phone, and through virtual platforms.</li>
