The Assistant Community Manager greets prospects, processes applications, manages leases and renewals, handles rent collections and evictions, and promotes resident satisfaction and property visibility through effective communication and social media.</div>
Responsibilities:
<ul><li>Greet and qualify prospects professionally using guest cards in our Lead Management Software. Assist prospects with applications and deposits, adhering to company procedures and Fair Housing requirements</li><li>
Keep an updated availability report, process applications (including credit checks and rental history verification), submit them for the Community Manager's approval, and follow up with applicants on their status</li><li>
Show apartments and close sale, prepare them for move-ins, obtain new residents' signatures on paperwork, and provide community orientation</li><li>

Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate actions to resolve service issues</li><li>
Follow eviction procedures, including notice requirements, court representation, and facilitating proceedings as needed</li><li>
Conduct market research by surveying competing properties, implement outreach marketing, and update Radix (or equivalent) as needed</li><li>
Assist in maintaining an active and effective social media presence for the property to enhance visibility and engagement 
Completes all necessary paperwork for generating a lease, move-in, check-out, and other peak periods in a timely manner</li></ul>
Education and Experience:
<ul><li>High school diploma or GED; or 1-3 months of relevant experience, training, or a combination of education and experience</li><li>
At least one year of experience in customer service or apartment leasing. A background in accounting combined with customer service is also preferred</li><li>

Maintain bad debt under 2% monthly.</li><li>
Collect, post, and track all revenue (rent, fees, deposits).</li><li>
Manage delinquent accounts, collections, and eviction processes per policy.</li><li>
Complete move-in/move-out inspections and Final Account Statements.</li><li>
Monitor additional income, petty cash, and monthly budget goals.</li><li>
Ensure accurate, timely data entry and required reports.</li><li>
Support occupancy, retention, and rental rate goals.</li></ul>
Office &amp; Operations<ul><li>
Serve as a professional representative of the property and GoldOller.</li><li>
Conduct weekly team meetings and support the Community Manager on key initiatives.</li><li>
Enforce leases, Fair Housing, safety standards, and local regulations.</li><li>
Maintain an organized, guest-ready leasing office.</li><li>
Attend required trainings and meetings; complete all checklists.</li><li>
Use company equipment responsibly and follow all operational procedures.</li></ul>
Team Leadership &amp; Development<ul><li>
Assist in supervising, coaching, and motivating the leasing team.</li><li>
Support with interviewing, onboarding, training, and performance feedback.</li><li>
Promote a positive, team-oriented work culture and strong employee relations.</li><li>
Ensure timely completion of training for yourself and your team.</li></ul>
Leasing, Marketing &amp; Customer Service<ul><li>
Achieve at least a 25% closing ratio and maintain strong shopping report scores.</li><li>
Meet occupancy goals through proactive lead management and team coaching.</li><li>
Conduct daily property walks to ensure the readiness of tour paths and vacant units.</li><li>
Ensure exceptional move-in experiences and consistent follow-up with prospects.</li><li>
Manage CRM activity; respond to leads and reviews within company timeframes.</li><li>
Complete leases, renewals, and all required addendums accurately.</li><li>
Monitor advertising sources and assist with social media engagement.</li><li>
Address resident concerns professionally and promptly.</li></ul>
Maintenance &amp; Grounds Support<ul><li>
Regularly walk the community and inspect vacant units.</li><li>
Assist with oversight of grounds, common areas, and cleanliness standards.</li><li>
Log and track service requests, dispatch maintenance promptly, and complete quality check calls.</li></ul>
Resident Relations<ul><li>
Support move-ins, move-outs, renewal outreach, and retention goals (60%+).</li><li>
Maintain professional communication through notices, follow-ups, and resident updates.</li><li>
Help plan and participate in resident events and community-building activities.</li><li>
Assist in conflict resolution, grievance avoidance, and court-related documentation when needed.</li></ul>
Skills &amp; Qualifications<ul><li>
Strong sales, customer service, and communication skills.</li><li>
Knowledge of property management operations and Fair Housing.</li><li>
Proficient in Microsoft Office; RealPage/OneSite experience preferred.</li><li>
Excellent multitasking, organization, and conflict-resolution abilities.</li><li>
Ability to build positive relationships with residents, vendors, and team members.</li></ul>
Position Requirements<ul><li>
High school diploma/GED required.</li><li>
Minimum 2 years of multifamily property management experience.</li><li>
Valid driver&rsquo;s license and reliable personal vehicle.</li><li>
Ability to lift up to 40 lbs.</li><li>
NALP certification a plus.</li><li>
Weekend availability (one per month) and occasional travel as needed.</li><li>
Ability to follow all company health and safety protocols.</li></ul>
