We are seeking an experienced and results-driven Assistant Community Manager to oversee leasing operations at our affordable housing community governed by mixed market and Low-Income Housing Tax Credit (LIHTC) regulations. Responsible for helping lead the team, ensuring full occupancy, maintaining compliance with LIHTC requirements, and delivering exceptional customer service to current and prospective residents. This role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax credit housing, Fair Housing laws, and affordable housing compliance.
Essential Duties and Responsibilities:<ul><li>
Manage wait list for Tax Credit for potential residents</li><li>
Manage compliance, certification and recertification programs for LIHTC.</li><li>
Coordinate on-site data collections and processing of resident information</li><li>
Schedule resident recertification interviews and follow through to completion</li><li>
Ensure proper calculation of income, assets, rent levels, etc.</li><li>
Assist manager with accounts receivables and account payables</li><li>
Coordinate apartment inspections and create work request</li><li>
Assist residents with inquiries</li><li>
Maintain resident files in accordance with company policy &amp; regulatory agency policy</li><li>
Assist office staff on other tasks, including collection of rents and social activities</li><li>
Assist with the several administrative and leasing tasks</li><li>
Perform other duties as assigned by management</li></ul>
Job Requirements:<ul><li>
2+ years of Property Management Experience</li><li>
2 + years' experience in Tax Credit (LIHTC) compliance, certification and recertification</li><li>
Must hold a certification related to LIHTC or compliance, such as TCS or COS.</li><li>
Excellent and premiere customer service orientation</li><li>
Be able to perform job duties with limited oversight in a fast-paced environment</li><li>
Excellent verbal and written communication skills</li><li>
Accounts receivable and collections experience</li><li>
2 years recertification experience or professional certification such as Certified Occupancy Specialist and any of the industry LIHTC designations</li><li>
Attention to detail and ability to work independently on assignments</li><li>
Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet</li></ul>
This role is non-exempt with a pay rate of $23 an hour for a new employee depending on a number of relevant factors including individuals&rsquo; experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. You may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health &amp; welfare benefits as outlined on the Company&rsquo;s website.  Job Purpose
 
 - Analyze and process credit proposals and applications of MashreqBank&rsquo;s retail Lending Products for approval or escalation to Credit Supervisors within the stipulated TAT.
 
 - To ensure smooth implementation of the front end automation of credit process solution across all lending products with significant gains in customer experience and productivity.
 
 - Regulating all approvals within the Credit Policy and Product parameters.
 
 - Ensuring consistent application of credit policy, quality of underwriting decisions and of documents held as collateral.
 
 - Responsible for the supervisory credit review function as and when required for RBG Products through implementation of standard operating procedures and policies as per Product Program Guidelines.
 
 - Responsible as a reliable back up in the absence of team leader/Asst Manager.
 
 - Responsible in the development of the new staff into the team and also periodically assist in the training of the new staff in the team
 
 
 Key Result Areas
 
 Credit Analysis
 
 - Analyzing for approval or escalation to higher authority : eligibility as per policy, bank statement, past data check on &lsquo;banks core systems, review through application processing system and create a credit proposal with all details for further checks and approvals
 
 - Measuring, evaluate and providing suggestion to improve the team&rsquo;s productivity. This will be done by maintaining key performance indicators and daily productivity MIS
 
 - To undertake various assigned projects to increase the unit productivity and to enhance product and credit policy for retail lending products.
 
 Exception Identification
 
 - Exception identification for eligibility, pricing, CPV, information capture on the system and collateral compliance
 
 - Communicating major deficiencies and policy violations to Team Leader/Asst Manager for follow-up.
 
 - Categorizing cases as &lsquo;Declined&rsquo;, &lsquo;Rejected&rsquo;, or &lsquo;for Deviation Approval&rsquo; if above checks fail.
 
 - To ensure daily productivity targets are met.
 
 - To ensure quality service to internal / external customers by adhering to the committed turnaround time.
 
 Training &amp; Testing
 
 - To be actively involved in the process of training and testing implemented by the quality unit.
 
 - To help in the on job training of the new staff in the team
 
 - To be a key team player and should at all times keep the motivation levels up within the team
 
 Credit Policy / Product Manual &amp; Operational Issues
 
 - Identifying anomalies in Credit Policy and Product Manual.
 
 - Recommending additions and modifications to Credit Policy and Product Manual.
 
 - Recommending improvements in operational procedures and risk areas from time to time.
 
 
 Knowledge, Skills and Experience
 
 - Graduate with 5 years work experience in Credit Management environment.
 
 - Excellent analytical skills.
 
 - Sound interpersonal skills
 
 - Ability to problem solving and work independently.
 
 - Should be customer focused and achievement oriented.
