Responsibilities
General<ul><li>
Aid the Property Manager in the interviewing and hiring of all Leasing Consultants.</li><li>
Ensure that all lease files are accurate, complete, and organized.</li><li>
Maintain the overall filing system for all current, in-progress, and future lease files including the physical files, OneSite, and the Leasing Directory.</li><li>
Perform annual file audit under the direction of the Property Manager.</li><li>
Assist with cross-marketing for constant presence of the property.</li><li>
Provide ideas to the Property Manager to present to the marketing team for tactics throughout the year.</li><li>
Maintain a positive and professional relationship with every resident in order to spread positive word of mouth.</li><li>

Knowledge of Real Page, One Site, and Velocity rental systems required</li></ul>
Leasing<ul><li>
Conduct tours, diligently pursue the close of each sale, perform follow ups, and complete leasing paperwork with prospective residents.</li><li>
Stay abreast with your personal traffic binder according to the minimum follow up schedule.</li><li>
Train and supervise Leasing Consultants to ensure that they are conducting tours, diligently pursuing the close of each sale, completing follow ups, and executing the leasing paperwork thoroughly and correctly.</li><li>
Conduct weekly leasing meetings with an agenda pre-approved by the Property Manager.</li><li>
Prepare Leasing Consultants each day for anticipated leasing activities including a daily to-do list for down time.</li><li>
Systematically document revisions to leasing policies and update the leasing memo.</li><li>
Verify the tour route is walked daily and maintained in pristine condition.</li><li>
Design, decorate, and upkeep the show units.</li><li>
Ensure the leasing team has the required sales and marketing materials to complete sales.</li><li>
Ensure the leasing office, lease documents, and marketing materials have the appropriate fair housing language and logos.</li></ul>
Property and Maintenance<ul><li>
Set a high standard for cleanliness and organization in the buildings and grounds and ensure staff members at all levels are following the same.</li><li>
Inform the Property Manager of any concerns related to the physical condition of the common areas, individual apartment units, or amenity areas.</li><li>
Conduct inspections of show units at least twice per week to ensure they are in pristine condition, and make sure any uncleanliness or disorder is quickly remedied.</li><li>
Provide recommendations to the Property Manager for modification to any area of operating program to improve the overall experience for residents and guests.</li></ul>

What You’ll Be Doing: 
As a Leasing Professional, you’ll manage all aspects of apartment rentals, from attracting and assessing potential residents to completing lease documentation and move-in procedures. Your direct interaction with prospective and current residents will be key to our success.
 
Essential Responsibilities: 
Attracting Prospective Residents: 
Create applicant files, verify qualifications, and submit applications for approval.
 
Lead prospects through vacant and model apartments, highlighting features and benefits that suit their needs.
 
Process all applicant information within 24 hours.
 
Schedule lease signings and complete lease agreements promptly.
 
Ensuring Resident Retention: 
Maintain courteous communication with residents, applicants, and other stakeholders.
 
Walk tour paths and inspect vacant units to ensure readiness for showing.
 
Track traffic, availability, and resident interactions daily to maintain high occupancy.
 
Promote resident retention programs and maintain excellent resident relations.
 
Coordination with Office Team:

Work collaboratively with the team and demonstrate flexibility with hours.
 
Marketing:

Qualifications: 
Prior customer service experience required; leasing or sales experience is a plus.
 
Valid driver’s license, good driving record, and auto insurance may be required for travel to multiple properties.

Skills: 
Outstanding interpersonal and communication skills to interact with residents and office staff.
