The Controls Specialist oversees, troubleshoots, maintains, and operates Central Utility Plant (CUP) Building Automation Systems and associated equipment. This position operates and maintains site-critical engineering systems and equipment that supply the facility with heat, utility and conditioned water, ventilation, electrical distribution, air conditioning and other environmental and critical systems in accordance with diagrams, operating manuals, industry best practices, and manufacturer&rsquo;s specifications.
Pay Rate: $44.70 per hour

Essential Job Functions:<ul><li>
Monitor and control building equipment; be familiar with facility&rsquo;s Supervisory Control and Data Acquisition (SCADA).</li><li>
Perform service on tenant generated calls for systems and equipment to include such items as, but not limited to: Variable Frequency Drives (VFDs), Air Handling Units (AHUs), Motor Control Centers (MCCs), High and Medium voltage Switchgear, Programmable Logic Controllers and associated Controls.</li><li>
Inspect and adjust mechanical equipment and systems, as well as general maintenance functions while adhering to energy model for building efficiency.</li><li>
Record and report all faults, deficiencies, and other unusual occurrences as related to SCADA.</li><li>
Respond to emergency situations and perform any and all tasks necessary for the protection of occupants and property.</li><li>
Installing, troubleshooting, repairing, and replacing various electrical components such as wiring, switch boxes, and lighting fixtures.</li><li>
Interpret technical documents such as schematics, blueprints, and manuals. This is a key requirement for equipment installations.</li><li>
Troubleshoot and repair industrial control systems and maintain high-voltage systems to include motors and generators.</li><li>
Regular inspections, quality control, and preventative maintenance on machinery are essential duties.</li><li>
Maintain concise records, adhere to electrical codes, and communicate effectively with colleagues and clients.</li><li>
Maintaining a safe work environment and comply with established safety procedures.</li><li>
Safely and efficiently maintain and operate Electrical Switchgear and Equipment ranging from Low Voltage (up to 6Kv) to Medium Voltage (6kv-15Kv) and High Voltage (greater than 15Kv) systems.</li><li>
Assist the Plant Stationary Engineers during Power Outages to ensure proper Electrical System functions.

High School Diploma or Equivalent</li><li>
Top Secret Clearance or ability to obtain one</li><li>
Journeyman electrician license from DC, MD, VA. Must be able to obtain VA license with 6 months</li><li>
5 years of progressive, hands-on experience in electrical or controls work in a commercial or industrial setting with equipment and systems similiar to those used on site.</li><li>
A minimum of five years&rsquo; experience in SCADA maintenance with thorough understanding of electrical systems, controls, experience in data center or complex mission critical environments is preferred.</li><li>
Proficiency with National Electrical Codes and Local Codes.</li><li>
Valid driver's license</li><li>
Ability to respond onsite within one hour in cases of electrical system outages/interruptions.</li><li>
Must have a strong Electrical Controls background for systems and equipment to include such items as but not limited to: MCCs, Programmable Logic Controllers, VFDs, and electrical Controls.</li><li>
Should also be familiar with the fire and life safety systems, as well as sprinkler systems.</li><li>
Proficiently use test equipment and devices pertinent to mechanical and electrical systems and analyze test results.</li><li>
Qualified to wear appropriate PPE as described by NEC 70E safety regulations.</li><li>
Ability to work from blueprints, drawings, layouts, or other specifications.</li><li>
Ability to locate and diagnose electrical system deficiencies or failures.</li><li>

Position Overview
The Building Services Technician &ndash; HVAC/Mechanical Specialist provides maintenance and technical support across multiple GPC facilities. This role is responsible for ensuring reliable operation of HVAC, mechanical, electrical, plumbing, and other building systems.
The technician will travel between sites to perform preventive maintenance, repairs, and troubleshooting on a wide range of equipment, including automatic gates, ice machines, and building automation systems.
Key Responsibilities
Perform preventive maintenance, inspections, and repairs on HVAC systems, chillers, boilers, air handlers, pumps, and other mechanical equipment across multiple GPC locations.
Diagnose and resolve HVAC and mechanical issues promptly to minimize downtime and maintain occupant comfort.
Maintain and repair automatic gates, door operators, and access systems for secure and safe facility operation.
Service and maintain ice machines, including cleaning, sanitizing, and troubleshooting refrigeration and mechanical problems.
Conduct routine maintenance and repairs on plumbing systems, including valves, fixtures, piping, and water heaters.
Perform minor electrical work, such as replacing ballasts, switches, motors, and troubleshooting circuits within scope of certification and safety guidelines.
Monitor, adjust, and optimize building automation systems (BAS/BMS) for performance and energy efficiency.

Diagnose, troubleshoot, and repair commercial HVAC systems including RTUs, chillers, boilers, air handlers, split systems, VRF systems, cooling towers, and building automation controls.</li><li>
Perform routine preventative maintenance and inspections on commercial equipment.</li><li>
Respond to emergency service calls in a timely and professional manner.</li><li>
Read and interpret blueprints, wiring diagrams, and mechanical schematics.</li><li>
Test electrical components, motors, compressors, and control systems using appropriate diagnostic tools.</li><li>
Identify system deficiencies and recommend corrective actions or system upgrades.</li><li>
Maintain accurate service documentation, including work orders, materials used, and service reports.</li><li>
Communicate effectively with customers regarding system performance and repair recommendations.</li><li>
Follow all OSHA regulations, safety policies, and company procedures.</li><li>
Maintain company vehicle, tools, and equipment in proper working order.</li><li>
Participate in on-call rotation as required.</li></ul><h2 class="jobSectionHeader">
Qualifications</h2><ul><li>
High school diploma or GED required; HVAC technical school training preferred.</li><li>
Minimum 5+ years of commercial HVAC service experience.</li><li>
EPA Universal Certification required.</li><li>
Strong knowledge of commercial mechanical and electrical systems.</li><li>
Experience with large-tonnage equipment and controls preferred.</li><li>
Ability to read and interpret technical documents and schematics.</li><li>
Strong troubleshooting and analytical skills.</li><li>
Excellent customer service and communication skills.</li><li>
Valid driver&rsquo;s license and clean driving record.</li><li>
Ability to work independently and manage time effectively.</li></ul>
