Essential Duties and Responsibilities:</b></p>

<li>Manage all aspects of building maintenance, including HVAC, electrical, and plumbing systems.</li>
<li>Monitor building energy usage and ensure efficient operations.</li>

<li>Conduct thorough inspections to ensure systems are operating efficiently; maintain detailed documentation and service logs for building equipment; maintain compliance logs.</li>
<li>Follow company safety protocols and wear appropriate PPE; enforce compliance with OSHA, NEC, NFC, NFPA regulations; manage safety protocols, including the lockout/tagout program; report safety hazards; participate in safety inspections; ensure all staff members follow safety protocols and comply with building codes and regulations; oversee safety training.</li>
<li>Communicate verbally and in writing with teammates, leadership team, vendors, tenants, and client employees in a professional manner, keeping the appropriate customer(s) informed/updated as needed.</li>

</ul>
<p><b>Qualifications</b>:</p>
<ul>
<li>HS Diploma or GED required</li>
<li>At least ten years of industry-related experience or commensurate certification/trade experience</li>
<li>At least five years of supervisory, training, and mentoring experience including developing and delivering performance appraisals and disciplinary action</li>
<li>CFC Certification preferred or willingness to obtain as requested; possess engineering and trade licenses required according to local, state, or national requirements</li>
<li>In-depth knowledge of Microsoft Office products, energy management software systems, CMMS, and other building operational platforms</li>
<li>Ability to travel daily to assigned properties as necessary</li>
<li>Ability to demonstrate advanced knowledge of HVAC, BAS, fire protection, and life safety systems</li>

Make prescribed rounds of SIU Medicine facilities logging current operating conditions on log form by use of BAS outputs and by visual inspection of control panels and gauges located throughout the facilities. Make adjustment as needed through BAS terminal or at mechanical controllers to maintain proper space conditions and log changes in operations log. Continually observe all HVAC equipment for proper operation and make necessary adjustments. When appropriate prepare and submit Computerized Maintenance Management System (CMMS) work order requests for appropriate action by contractual maintenance personnel. Stop and start (reset in event of power outage) mechanical equipment as required.<br>

Building Automation System: Continually observe systems control actions for proper operation and note problems for corrections. Make recommendations for improved BAS operation and suggested energy conservation measures where possible. Remain current on BAS and mechanical control revisions.<br>
<br>
Assist in coordination of scheduling for preventative maintenance on building equipment done by contractual maintenance personnel. Replace air filters; monitor boiler combustion efficiency and adjust as needed.<br>
 Perform preventative maintenance (PM) on ice machines and kitchen equipment. Install and perform PM on residential HVAC systems and mini-splits.<br>

Continually expand and share knowledge of current and new systems and functions of physical plant operations and maintenance.<br>

The Building Engineer I apply trade skills to perform preventive maintenance and corrective repair of building systems for the safe, efficient and proper operation of the assigned property. </li><li>Electrical: Possesses a working knowledge of electrical systems, circuits and electrical safety procedures. Competent in the replacement of outlets, switches, lighting ballasts, circuit breakers, motor control starters, motors, etc. Assists with the preventive maintenance program for all electrical equipment.
</li><li>HVAC: Possesses a working knowledge of heating, ventilating and air conditioning (HVAC) systems and Central Plant operations to include troubleshooting of same. Assists with preventive maintenance for all building mechanical equipment such as air handlers, pumps, variable air volume units, etc. Knowledgeable in building automation systems (BAS). Responds to HVAC calls. Knowledgeable in chemical treatment. Performs inspections on chillers; adjusts and records findings. Replaces belts, motors, bearings, actuators and valves on all mechanical equipment. Knowledgeable in pneumatic or direct digital control (DDC) controllers and actuators for proper operation.
</li><li>Life Safety: Proficient in the property&rsquo;s life safety systems and all life safety recordkeeping. Identifies and responds to fire alarms and trouble calls; properly enables or disables points. Conducts inspections of emergency generator and fire pumps; records results. Makes recommendations for outside service as appropriate.
</li><li>Miscellaneous: Maintains a basic understanding of mechanical drawings and wiring diagrams.
