<div><p>The Building Engineer II is responsible for operating, monitoring, and maintaining complex building systems with a focus on HVAC, electrical, and plumbing, involving a higher level of troubleshooting and independent problem-solving than the Building Engineer I.</p>

Essential Duties and Responsibilities:</b></p>

<li>Independently troubleshoot and repair HVAC, plumbing, and electrical systems.</li>
<li>Perform preventive maintenance and inspections on critical building systems.</li>

<li>Record equipment readings and ensure assigned building systems are operating according to standards.</li>
<li>Follow company safety protocols and wear appropriate PPE; ensure compliance with OSHA, NEC, NFC, NFPA regulations; report safety hazards; participate in safety inspections.</li>
<li>Communicate verbally and in writing with teammates, leadership team, vendors, tenants, and client employees in a professional manner, keeping the appropriate customer(s) informed/updated as needed.</li>
<li>Provide mentoring to junior Engineers and Technicians while assisting in the training and skill development of less experienced staff.</li>
<li>Perform other duties as assigned.</li>
</ul>
<p><b>Qualifications</b>:</p>
<ul>
<li>HS Diploma or GED required</li>
<li>Three to five years of job related experience or commensurate certification/trade experience</li>
<li>CFC Certification preferred or willingness to obtain as requested; possess engineering and trade licenses required according to local, state, or national requirements</li>
<li>Basic working knowledge of laptop and phone applications for work order and facility operation systems as well as basic skills with Microsoft Outlook</li>
<li>Familiar with fire/life safety equipment/procedures</li>
<li>Proven track record of delivering excellent internal and external customer service; ability to successfully interact/communicate with tenants/vendors/contractors as well as teammates and leadership team</li>
<li>Familiarity with blueprints and code requirements</li>
<li>Ability to work after hours, weekends, holidays, and during emergency situations as necessary to meet the needs of the client</li>
<li>Possess competent knowledge of use and care of tools</li>
<li>Ability to read and write English in order to understand manuals and procedures, and to write reports.</li>
<li>Exhibit a willingness to develop advanced proficiency with HVAC and building automation systems (BAS) as well as familiarity with fire alarm and life safety systems.</li>
</ul>

Under the supervision of the Mechanical Trades Operations Manager, or their designee, the Supervising Building Service Engineer (BSE) oversees crews of skilled and semi-skilled Building Service Engineers (BSEs), and Air Conditioning/Refrigeration (AC/R) mechanics responsible for the operation, maintenance, repair, and installation of heating and cooling equipment and related mechanical systems, including fume hoods, exhaust systems, and associated controls processes and systems. Responsible for project planning and coordination with other trade and shop supervisors, including controls, electrical, plumbing, conveyance, and fire and life safety systems, as they relate to heating, ventilation, air conditioning, and refrigeration (HVAC/R) systems.</p>

The Supervising BSE prioritizes and coordinates the work of multiple crews and projects; assigns work to qualified personnel; provides overall technical leadership; and determines the materials, supplies, equipment; and staffing necessary to support work orders and preventive maintenance schedules.
