<b>About the Role:</b><br>
As a CBRE Union Chief BuildingEngineer, you will perform complex preventive maintenance and correctiverepairs of buildings, industrial systems, vehicles, equipment, and grounds.
<br>This job is part of theEngineering and Technical Services job function. They are responsible forproviding support, preventive maintenance, and repairs on equipment andsystems.
<br><br>
<b>What You’ll Do:</b><br>
Follow all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
<br>Lead operations, assign work orders, and provide technical and procedural training of coworkers and subcontractors. Arranges for subcontractors as needed.
<br>Consult with clients to schedule preventive maintenance during downtime to cut business interruption and inconvenience. Plan a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
<br>Check building systems including fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client.
<br>Oversee and inspect the work performed by engineering staff to make sure the work is complete; equipment is functioning properly, and client space is in great working condition.
<br>Respond to emergency situations and ask for help when needed.
<br>Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
<br>Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function.
<br>Coach others to develop in-depth knowledge and expertise in most or all areas within the function.

<b>What You’ll Need:</b><br>
High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Prior shift manager or supervisory experience preferred.
<br>Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.

<li>Develop and implement proactive strategies to resolve property operational and compliance-related challenges</li>

<li>Create, implement and maintain long range capital improvements plans</li>
<li>Responsibility for completion of annual building systems inspection/testing, maintenance (ITM) requirements</li>

Primary Responsibilities:</b></h1>
<p>
As the Chief Engineer, you will function as the hands on supervisor while ensuring that the onsite maintenance team/technicians deliver quality services that continue to keep Bozzuto managed properties and outstanding place for residents to call home and for retail and commercial tenants to do business.</p>
<p><b>
As a Chief Engineer, your primary responsibilities include:</b></p>
<ul>
<li>Oversee the operational aspects of the property in a manner which protects, maintains and improves the value of the owners asset</li>
<li>Effectively manage assigned staff to include activities such as assigning work, providing supervision and direction as needed</li>
<li>Implement preventive, ongoing and anticipated maintenance/repair programs</li>
<li>Select contracted services by developing scopes of work, requesting bids, monitor performance per scopes of work and contractual agreements</li>
<li>Manage multiple employees through effective communication, supervision, training and scheduling to ensure tasks are completed on time and within budget</li>
<li>Develop multi-year capital project plans and manage the process to complete the capital projects</li>
<li>Compliance with applicable building, city/county and safety codes and regulations</li>
<li>Monitor performance of in-house and contracted services and take necessary action to assure in-house performance and contracted services (security, landscaping, janitorial, etc.) are performing up to our maximum standards</li>
<li>Maintain safety, cleanliness and integrity of all areas of buildings (interior and exterior &ndash; including streetscape), systems and equipment for all property users</li>
<li>Evaluates center for property needs and recommends improvements as required.</li>
<li>Oversees the condition and preventive maintenance programs of key asset systems; HVAC and duct systems, fire protection/sprinkler systems, plumbing &ndash; sewer mains/clean out drains/structural building plumbing/sump pumps, vertical transportation, electrical equipment, etc.</li>
<li>Ensure that retail/commercial tenants are in compliance with lease required preventive and ongoing maintenance for their spaces (pest control, HVAC, exhaust/duct/hood cleaning, window cleaning, etc.)</li>
<li>Proactively manage insurance exposures at the property ensuring that all common areas throughout the asset are safe for public access</li>
<li>Develop and implement proactive strategies to resolve property operational and compliance-related challenges</li>
<li>Perform regular site inspections to assess physical property condition, compliance and overall administration</li>
<li>Create, implement and maintain long range capital improvements plans</li>
<li>Responsibility for completion of annual building systems inspection/testing, maintenance (ITM) requirements</li>
<li>In charge of sustaining peak efficiency operation levels for all property components</li>
<li>Ensure expeditious completion of all maintenance requests and apartment turnovers</li>
<li>Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage. Manage ongoing staff development efforts and skill building/learning initiatives</li>
<li>Work cooperatively with Tenant Coordination to expedite the completion of Landlord work, delivery of spaces to tenants and the opening of tenants for business</li>
</ul><h1 class="jobSectionHeader"><b>What You Bring to Us:</b></h1>
<ul><li>Experience with Retail, Residential, Historic and New Buildings</li>
<li>Accredited Technical School, Military, or College Certification in HVAC and/or Operating Engineering Technologies and/or equivalent job related training and experience required</li>
<li>Universal HVAC (CFC) certification and DC-3 license required</li>
<li>Minimum of 5 years of related maintenance operations experience with 3 years of supervisory experience</li>
<li>Knowledge of risk management, OSHA, and MSDS</li>
<li>Skilled in performing HVAC, mechanical, electrical, plumbing, and appliance repairs</li>
<li>Familiarity with overseeing drywall work, painting, caulking, and basic carpentry</li>
<li>Working knowledge of Microsoft Word and Excel</li>

All work takes place within the parameters of the company&rsquo;s properties and surrounding parking areas, outdoor sitting areas and inside a well-lit, well-ventilated, fully equipped and air-conditioned hotel and restaurant kitchen work areas, customer serving areas, and within the customer/working areas of the company&rsquo;s properties. DESCRIPTION OF JOB TASKS/PURPOSE:</p><p>
The Chief Engineer is responsible for overseeing the Maintenance Staff&rsquo;s activities in the daily operation, maintenance, and repairs of all systems involved in the functions of a large typical, modern hotel and related properties, parking lots and related areas. Typical duties include, but are not limited to supervising Maintenance Attendants, operation of floor maintenance equipment; interior and exterior caulking and painting; roof maintenance, electrical repairs; kitchen deep cleaning; carpentry repairs; tile repairs; foliage trimming; mechanical equipment maintenance; as well as related general building maintenance. Other activities include the support of professional service personnel when needed. Helps oversee the opening and closing of the facilities, and all electromechanical operational activities during and after business hours. He/She ensures the smooth operation of all machinery, coordinating duties with Managerial staff and the Facilities Manager. Turns equipment on/off at beginning/ending of shift, cleans all equipment and related hardware, including, but not limited to, stove, refrigeration, food warmers, counters, tools, parts, and equipment. Observes all equipment operation. While performing maintenance, as seasonally required, performs, along with staff, landscape gardening, tree trimming, exterior and interior painting of facility or furnishings, repairs or replaces minor electrical or plumbing components, concurrently resolving any arising issues with equipment, machinery, and general safety issues. Constantly communicates with other staff and general personnel. At day&rsquo;s end, reviews cleanliness and general maintenance work completion, resolves any pending issues, and finishes shift. At the beginning or end of the shift, may open/close restaurant, ensuring all entrance/exit security, within all job site areas. Performs other duties as required.
</p><p>On a typical day the Chief Engineer performs the following duties:</p><p>
1. Logs in at shift&rsquo;s start. Reports to previous manager on property for that day&rsquo;s needs &amp; priorities.</p><p>
2. Changes into work gear, depending on the first activity: apron, hairnet, anti-slip shoes, disposable plastic gloves or latex gloves, apron, etc.</p><p>
3. Obtains tools and equipment for the day&rsquo;s activities. As necessary, turns on equipment and machinery. Determines the day&rsquo;s priorities with Maintenance Staff and schedules logistics for needed repairs or maintenance.</p><p>
4. Performs repairs or maintenance of equipment with or without other outside service reps. or other staff.</p><p>
5. Maintains cleanliness of all restaurant equipment, including kitchen, counter, serving, storage, and preparation areas. Replenishes expendables such as soda machine ingredients, etc. Oversees equipment operation and management, food processor operational activities, concurrently maintaining an adequate flow of ingredients.</p><p>
6. Depending on seasonal or emergency needs, performs maintenance of lighting, plumbing, painting, or gardening requirements. Resolves any issues or problems with the support of the Maintenance Staff, ensuring general safety, hygiene and cleanliness.</p><p>
7. Replaces or repairs minor maintenance of lighting, plumbing or general operational equipment.</p><p>
8. At end of shift, reports completed activities and any pending activities, to General Manager cleans work area and finishes shift. Repeats process as necessary. May perform other duties as assigned. May always be required during emergencies.</p><p><b>
