Execution<ul><li>Supervise and execute day-to-day civil maintenance works across multiple sites/facilities.</li><li>Assign tasks to masons/painters/tilers/helpers and ensure proper sequencing of activities.</li><li>Ensure correct workmanship for: block/masonry, plastering, painting, tiling, screed, grouting, sealants, minor concrete repair, interlock repair, kerbs, partitions, and general finishing.</li><li>Monitor execution of waterproofing works (bathrooms, balconies, roofs, planters) including surface prep, primer, membrane/application, protection, and water testing (where required).</li><li>Handle reactive maintenance calls and emergency repairs (leaks, wall cracks, loose tiles, damaged plaster, minor collapses, trip hazards).</li></ul>B) Inspections, Snagging &amp; Quality Control<ul><li>Conduct daily inspections and identify defects, risks, and required corrective actions.</li><li>Prepare snag lists / punch lists and drive closure with before/after photos.</li><li>Check levels, alignment, slopes, finishing quality, and adherence to agreed methods/specs.</li><li>Ensure proper curing, surface preparation, bonding, joint treatment, and finishing standards.</li><li>Coordinate internal/consultant/client inspections and close comments promptly.</li></ul>C) Planning, Manpower &amp; Productivity<ul><li>Prepare daily/weekly work plans and allocate manpower as per priorities.</li><li>Track productivity, target outputs, and control idle time.</li><li>Arrange tools/equipment required for tasks (mixers, grinders, breakers, ladders, scaffolding, etc.).</li><li>Guide technicians with correct methods and provide on-the-job coaching where needed.</li></ul>D) Materials, Tools &amp; Inventory Control<ul><li>Take measurements on site and estimate materials required for each job.</li><li>Raise material requests and coordinate delivery/collection with store/procurement.</li><li>Control material wastage (paint, tiles, cement, adhesive, waterproofing, gypsum, etc.).</li><li>Ensure proper storage, handling, and site housekeeping for materials and chemicals.</li><li>Maintain basic tracking of consumables, tools issued/returned, and missing/damaged tools.</li></ul>E) Subcontractor &amp; Vendor Coordination<ul><li>Coordinate and supervise subcontractors (waterproofing, core cutting, plaster, tiling, painting, epoxy/grout specialists, etc.).</li><li>Verify subcontractor scope, quality, and progress vs agreed rates/measurements.</li><li>Support verification of quantities for work orders, small variations, and additional works.</li><li>Ensure subcontractors follow site rules, permits, PPE, and housekeeping requirements.</li></ul>F) Reporting &amp; Documentation<ul><li>Maintain daily progress reports with photos (works done, manpower, materials used).</li><li>Report issues immediately: delays, access constraints, recurring defects, safety concerns.</li><li>Record client complaints/requests and track status until closure.</li><li>Keep simple logs: attendance, tools, material requests, and job completion notes.</li></ul>G) Safety, Permits &amp; Site Discipline<ul><li>Enforce HSE: PPE compliance, safe access, barricading, signage, and housekeeping.</li><li>Ensure safe work methods for working at height, ladder/scaffold use, grinding/chipping, and chemical handling.</li><li>Coordinate permits where applicable (hot work, work-at-height, access permits, area handover).</li><li>Identify hazards (loose tiles, trip hazards, weak plaster, water seepage) and act to mitigate immediately.</li></ul>H) Coordination &amp; Customer-Facing Communication<ul><li>Coordinate with site engineers/facility team/security for access, shutdowns, and work timings.</li><li>Communicate clearly with clients/end-users on work status, expected completion, and constraints.</li><li>Handle minor scope clarifications on site and escalate major changes for approval.</li><li>Manage rework prevention by ensuring correct first-time execution.</li></ul>I) Preventive Maintenance Support (If Applicable)<ul><li>Support routine civil preventive checks: cracks, seepage signs, tile hollowing, paint deterioration, roof/balcony drainage, expansion joint failures.</li><li>Recommend preventive actions and schedule repairs before failures occur.</li></ul>J) Closeout &amp;
