COMMUNITY ASSISTANT
The Community Assistant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property. 
 
Essential Duties &amp; Responsibilities<ul><li>
Property Leasing and Administration</li><li>
Regular/daily onsite attendance is required</li><li>
Effectively show, lease, and move in prospective residents; greet, qualify, tour community, and sign a lease.</li><li>
Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed.</li><li>
Completes all leasing paperwork needed prior to move-in</li><li>
Assisting with lease audits, walking units, and turn process.</li><li>
Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.</li><li>
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals.</li><li>
Perform various administrative tasks as needed</li><li>
Deal with resident complaints, concerns, and requests to ensure resident satisfaction</li><li>
Assist in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)

Marketing &amp; Outreach</li><li>
Assist in implementing annual marketing plan outreach</li><li>
Review and assist in completing market surveys/analysis on a continual basis to generate ideas and formulate plans.</li><li>
Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report.</li><li>
Customer &amp; Resident Relations</li><li>
Manage excellent customer service and monitor service request turnaround and responsiveness</li><li>
Projects a favorable image of the community to achieve property objectives and public recognition</li><li>
Ensure consistency in dealing with residents on all matters</li><li>
Enforce policies of the community that immediate supervisor delegates</li></ul>

Job Summary
The Assistant Community Manager (ACM) supports and advances all efforts to maintain the efficient and safe management of an assigned Senior Community. The ACM helps maintain positive rapport and communication with fellow employees, residents, regulatory agencies, and community constituents. 
 
Key Responsibilities
<ul><li>Contribute to caring and positive working and living environments for all employees and residents

</li><li>Assist with maintaining property wait list and processes applications in conformance with compliance regulations which includes screening, interviewing and processing applicants to fill building vacancies.

</li><li>Assist in resident move-in/move-out procedures and unit inspections.
</li><li>Prepare for site and other inspections (including INSPIRE, MOR and annual audit) by reviewing pertinent checklists and forms and ensuring that all requested documentation is located and accessible at the site (i.e. most recent audit, insurance policy, etc.)

Compensation &amp; Classification
 
CCH is committed to paying competitive wages. The salary range for this position $24.24 - $28.64 in California and $21.22- $25.67 outside of California. Based on CCH&rsquo;s compensation philosophy the majority of new hires are brought in at the minimum of the salary range. CCH has a competitive benefits package with health, dental, vision, and life insurance, 8% of an employer contribution for retirement, and more. This is a full-time, non-exempt position. ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an Assistant Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration &amp; risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.

ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an Assistant Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration &amp; risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
As a leading affordable housing management company, we prefer the following experience in addition to the Essential Duties and Responsibilities outlined below for our affordable assets :<ul><li>
Minimum of 1 year experience with affordable housing programs, including but not limited to : LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds)</li><li>
Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs are preferred but not required.</li></ul> 
Essential Duties &amp; Responsibilities
Financial Management<ul><li>
Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.</li><li>
Responsible for processing and reconciling daily all account receivables.</li><li>
Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.</li><li>
Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income.</li><li>
Responsible for posting of all charges to resident and non-current resident accounts; to also include bill back of utilities where applicable.</li><li>
Responsible for all end-of-the-month closing procedures and reporting.</li><li>
Maintain accurate and organized records; audit resident files to ensure accurate records.</li><li>
Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.</li></ul> 
Personnel Management<ul><li>
Regular/daily onsite attendance is required</li><li>
Use consistent techniques &amp; company directives to screen, hire, train, coach, and develop onsite staff.</li><li>
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.</li><li>
Promote harmony and quality job performance of staff through support and effective leadership.</li><li>
Ensure staff compliance and consistency with Company policies and procedures.</li><li>
Strategic Leasing Management</li><li>
Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.</li><li>
Implement marketing strategies &amp; systems put in place by the annual marketing plan.</li><li>
Deal with resident complaints, concerns, and requests to ensure resident satisfaction.</li><li>
Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)</li><li>
Effectively show, lease, and move in prospective residents.</li></ul> 
Administrative Management<ul><li>
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.</li><li>
Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)</li><li>
Assist with supervision of all business functions related to operations.</li><li>
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)</li></ul> 
Education/Experience<ul><li>
High School Diploma or Equivalent; Bachelor&rsquo;s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.</li><li>
Ability to understand and perform all onsite software functions; basic computer skills required.</li><li>
Must have basic knowledge of Fair Housing Laws and OSHA requirements.</li></ul>
