This position is responsible for coordinating the community&rsquo;s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

JOB DESCRIPTION<div>
Essential Responsibilities: 
<ul><li>Performs all sales and leasing activities to achieve the community&rsquo;s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
</li><li>Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.</li><li>Stays informed about current market and competitor conditions that may impact the community&rsquo;s occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community&rsquo;s established policies related to concessions, specials, and other programs to boost occupancy.</li><li>Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.</li><li>Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.</li><li>Ensures that the community and show units meet the Company&rsquo;s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community&rsquo;s maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.</li><li>Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.</li><li>Executes and performs activities in support of the community&rsquo;s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
</li><li>Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).</li></ul></div><div>

Physical Demands:</h1><ul><li>
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.</li><li>
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).</li><li>
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.</li><li>
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.</li><li>
Incumbents must be able to work a flexible work schedule, which includes taking &ldquo;call&rdquo; during evenings, weekends and holidays.</li></ul>

Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.<ul><li>
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.</li><li>
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.</li></ul>

<div>The Community Leasing Manager is responsible for the management of the leasing function and day-to-day leadership of the onsite leasing team, including oversight of leasing strategy, team performance, and operational execution to achieve occupancy, conversion, and revenue goals for the assigned property. 
This role serves as a key business leader for leasing performance, directing and overseeing the work of Leasing Associates and Community Concierges on a regular and ongoing basis. The Community Leasing Manager exercises independent judgment in developing and executing leasing and marketing strategies, analyzing performance data, and driving initiatives that impact property success. The Community Leasing Manager is accountable for ensuring leasing operations are executed effectively, aligning team performance with company standards, and maintaining compliance with all applicable policies and legal requirements. 
Leadership and Staff Management:<div><ul><li> 
Direct and oversee the work of leasing staff, including Leasing Associates and Community Concierges, on a regular and ongoing basis, including creating their schedules.</li><li>Provide day-to-day coaching, and direction to ensure team performance, accountability, and development.</li><li>Actively participate in hiring decisions, including interviewing candidates and providing recommendations in final hiring determinations.</li><li>Provide input into performance evaluations, disciplinary actions, and termination decisions with recommendations given significant weight.</li><li>Lead training and onboarding of leasing staff to ensure consistent execution of leasing standards and processes.</li><li>Monitor team performance and implement strategies to improve productivity, conversion, and customer experience.</li></ul></div><div> 
Leasing Strategy &amp; Business Ownership: 
<ul><li>Own leasing performance outcomes, including occupancy, traffic conversion, and revenue contribution for the property.</li><li>Develop and implement leasing and marketing strategies, exercising independent judgment on pricing, promotions, and outreach initiatives.</li><li>Analyze leasing trends, traffic, and performance data to adjust strategies and drive results.</li><li>Partner with the Property Manager to align leasing strategy with broader property and financial goals.</li></ul></div><div> 
Marketing &amp; Execution Oversight: 
<ul><li>Oversee the execution of marketing campaigns, events, and outreach initiatives to support leasing objectives.</li><li>Ensure marketing efforts are aligned with brand standards and business goals.</li><li>Direct the team in the execution of leasing activities, ensuring consistency and effectiveness.</li></ul></div><div> 
Operations &amp; Compliance:

Other: 
<ul><li>Must be available for additional hours including evenings and weekends as needed based on business needs.</li><li>Provides oversight for leasing operations during peak periods, ensuring smooth execution of move-ins, move-outs, and turnover activities are executed by the team.</li><li>Must be able to occasionally lift and move objects up to 50 pounds as situations may require.This may include bending, stooping, and lifting throughout the workday.</li></ul></div><ul><li> 
High School graduate; college degree preferred but not required</li><li>2 years of experience in property management or a related field</li><li>Proven track record of driving leasing performance, including occupancy, traffic conversion, and revenue outcomes</li><li>Demonstrated ability to lead, coach, and influence team performance to achieve business goals</li><li>Experience participating in hiring, training, and performance management of team members</li><li>Strong ability to analyze performance data and translate insights into actionable leasing and marketing strategies</li><li>Demonstrated ability to exercise independent judgment and decision-making in a fast-paced, customer facing environment</li><li>Strong communication, organizational, and problem-solving skills</li></ul>
