Position Summary
IEC is looking for an energetic, skilled Community Manager to lead a 232-unit apartment community in Hercules, California. Community Managers are responsible for planning and directing the day‑to‑day activities of the properties, including maintenance staff and vendors, to ensure that goals and objectives of the properties are accomplished. The Community Manager must have the ability to take direction, yet self-lead. They must be a team player, sales goal oriented, and be in alignment with company culture.
Duties and Responsibilities<div><ul><li>
Market and lease available apartments using honed leasing skills, in full compliance with fair housing laws.</li><li>
Pre-lease units and maintain a working waitlist of prospective residents.</li><li>
Provide a high level of customer service and connect with residents.</li><li>
Collect and deposit rent, late fees, and deposits using Yardi software.</li><li>
Market available units daily on Craigslist and other approved marketing sites</li><li>
Screen and qualify prospective residents.</li><li>
Prepare vacant units for rental, including renovation oversight.</li><li>
Enter traffic, applications, leases, notices, work orders, etc. into Yardi Voyager each business day.</li><li>
Provide status and suggested strategies to Regional Manager to ensure good communication and smooth property operations.</li><li>
Maintain organized, comprehensive unit files including leases, communications, work orders, etc.</li><li>
Bid and negotiate service contracts, procuring all necessary building supplies, managing maintenance staff, and vendor relationships.</li><li>
Perform necessary maintenance and ordinary repairs. Oversee general cleaning of the building and grounds.</li><li>
Manage property expenditures in accordance with budget.</li><li>
Respond to all resident requests or complaints in a timely, efficient, and courteous manner.</li><li>
Serve as the employer's representative to enforce rules governing the premises and report unusual resident problems or behavior to the immediate supervisor.</li><li>

Qualifications<div><ul><li>
A minimum of two years of multi-family property management experience</li><li>
Working knowledge of property management, California, and local laws</li><li>
Strong Microsoft Office and property management software skills, Yardi Voyager and RealPage experience preferred.</li><li>

Ability to empathize with residents and staff, while still enforcing community rules and policies</li><li>
Must work well with others.</li><li>

COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration &amp; risk management. <div>Job Purpose: The Community Manager&rsquo;s responsibility is the day-to-day management of their assigned apartment community including the leasing and maintenance operations. The Community Manager must be a team leader who, while working closely with the Portfolio Manager, and expertise with industry knowledge and professionalism in order to maintain the highest level of occupancy possible at the apartment community.</div>
<div>Essential Duties:</div>
<ul><li>Regularly supervises at least two employees</li>
<li>Responsible for maintaining satisfactory occupancy and collection levels</li>
<li>Responsible for maintaining excellent resident relations</li>
<li>Resolve resident concerns and ensure customer satisfaction</li>
<li>Enforcement of lease agreements and community rules and regulations</li>
<li>Responsible for monitoring and overseeing maintenance related activities</li>
<li>Responsible for rent collection (including notifying residents and developing payment plans), posting rent payments and making bank deposits</li>
<li>Assist in the preparation of annual operating and capital budgets</li>
<li>Ensure that a daily inspection of model and vacant target apartments is completed and assists in maintaining curb appeal and amenities in proper order.</li>
<li>Review property performance with the Portfolio Manager as necessary</li>
<li>Monitor property to budget daily</li>
<li>Approve all property expenditures daily and issue purchase orders</li>
<li>Deliver eviction notices</li>
<li>Represent the Company in eviction court when needed</li>
<li>Manage, lead, and motivate leasing and maintenance staff</li>
<li>Assist in maintaining market survey data</li>
<li>Monitor on-line marketing to ensure that unit availability, pricing and any specials are current.</li>
<li>Responsible for resident relation and retention programs</li>
<li>Responsible for ensuring that incoming telephone calls are answered, messages are handled accordingly and all leads are entered into Yardi and followed up on in a timely manner.</li>
<li>Inspect apartments for move-in readiness</li>
<li>Inspect apartments upon move-out and prepare move-out paperwork</li>
<li>Demonstrate and maintain a working knowledge of fair housing laws and rules and regulations concerning apartment leasing and management</li>
<li>Help keep office orderly between professional cleanings</li>
<li>Responsible for ensuring that all company documents (example: resident forms and letters, work orders, etc.) are appropriately filed and maintained</li>
<li>YARDI EXPERIENCE required</li>
