Property managers serve as the liaison and expert between the BOD, homeowners, committees, and vendors. This role is to represent the values, goals, and strategies of CMA at all times.

Nature and Scope:

<li>Interact directly with Board of Directors, homeowners, and vendors.</li>
<li>Helps uphold the covenants and standards set in an association.</li>
<li>Work with your respective Division Manager, Administrative Assistant, and Accountants to accomplish tasks for associations.</li>

Major Tasks and Responsibilities:
<ul>
<li>Provide exemplary customer service to clients and other CMA employees.</li>
<li>Creating draft budgets.</li>
<li>Monitor budgets and expenses on behalf of clients.</li>
<li>Create and manage weekly or bi-weekly action item status to the Board monthly.</li>
<li>Attends set meeting schedule per the client's contract and monthly divisional meeting.</li>
<li>Compile letters, newsletters, management reports, and board packets</li>
<li>Receives service requests for repairs or maintenance of property and reports issues to the Board of Directors in a timely manner.</li>
<li>Visits property per contract to include violation drive, amenity check, performance of client's contractors, etc.</li>
<li>Arranges for prompt and satisfactory responses to emergency service requests.</li>
<li>Supervises contractors providing reoccurring services and monitors specific contractor performance to ensure substantial compliance with contract specifications.</li>
<li>Checks emails and voicemails each business day. Responds to voicemails within 24 hours and emails within 48 hours.</li>
<li>Maintain consistent office hours as designated by CMA policies and procedures with the guidance of the Division Manager.</li>
<li>Serves as liaison between CMA and the Board of Directors, homeowners, service providers, and/or contractors.</li>
<li>When applicable, documents the performance of direct reports throughout the year and conducts thoughtful, constructive performance evaluations annually/including disciplinary actions with the direction from Human Resources.</li>

As a Community Association Manager, you&rsquo;ll provide strong leadership and management direction on behalf of the Board of Directors and FirstService Residential. Your Responsibilities:

Perform building inspection of interior and exterior of property. Maintain on-site visibility throughout common areas and facilities.
</li><li>In accordance with the Illinois Condo Act and FirstService Residential policies, comply with all codes and regulatory requirements for the property, including assessing and correcting any violations received by various regulatory agencies.</li></ul>
Skills &amp; Qualifications:<ul><li>
Active Community Association Manager license in the state of Illinois.</li><li>
Understanding of physical building management, Condominium law, financial planning, and law affecting property management.</li><li>
Works effectively with coworkers, clients, customers, and others by sharing ideas in a constructive and positive manner; addresses problems and issues constructively to find mutually acceptable and practical business solutions.</li><li>
Possess budgetary knowledge and control for the purpose(s) of executing programs within the community as well as related activities that may be cost-shared for the benefit of the community.</li><li>

A Community Manageris responsible for providing the overall supervision of a communityassociation. The Community Manager I interacts with internal and external customers including homeowners, vendors, board members and committee members, as well as staff at the Associa Client Shared Service Center (CSSC) and within the branch office.
