We are seeking a Design &amp; Construction Project Manager who will be responsible for developing and maintaining the project budgets, schedules and scope of work statements; preparation of project construction estimates and schedules; plans review; project execution and management of consultant and contractor activities on minor and major capital projects ranging from $5,000 to $5,000,000. All activities to be performed under the supervision by the Assistant Director of Design and Construction, and in coordination with Departmental Administrators, and Facilities Management staff. Must be capable of managing multiple projects in multiple stages of development simultaneously. 
Specific Duties &amp; Responsibilities<ul><li>
Meets with and maintains liaison with design consultants, contractors, users, and in-house personnel.</li><li>
Interacts with individuals/users on many organizational levels throughout JHSPH, including Faculty, Directors, and Administrators.</li><li>
Interacts with external contacts; including architects, engineers, construction contractors and other consultants on a frequent (daily) basis to discuss and resolve issues related to project design and construction matters.</li><li>
Reviews and prepares documentation related to design documents prepared by design consultants. Project design and construction responsibilities range from bio-safety level two laboratories to standard office renovations.</li><li>
Provides routine monthly project status update reports to the Assistant Director of Project Management addressing costs, schedules and occupancy issues.</li><li>
Solicits competitive bid construction proposals from contractors, receives and evaluates bids.</li><li>
Reviews construction proposal and makes recommendations to Assistant Director of Project Management.</li><li>
Administers and monitors consultant schedules.</li><li>
Manages construction documents preparation for bidding.</li><li>
Represents JHSPH&rsquo;s interests while overseeing day to day construction activities for both minor and major capital building projects.</li><li>
Monitors quality standards of the contractor&rsquo;s work and conformance with the construction contract documents.</li><li>

Minimum Qualifications

Preferred Qualifications

The Project Manager is responsible for estimating and providing project management of multiple and concurrent projects in the Federal/Public business sector. The Project Manager will ensure their assigned projects are successful for all involved parties and are profitable for Kwest Group. They will ensure their assigned projects are managed in a method that maximizes safety, quality, and customer service. The Project Manager will report to the Senior Project Manager of the federal and public sector. This role will be based in the Charlotte, NC office.

Responsibilities
<ul><li>Assisting in the preparation of bids by working with senior project manager regarding constructability issues.</li>
<li>Prepare quantity take-offs for proposals.</li>
<li>Solicit material and subcontractor pricing for resources required for project bids.</li>
<li>Work with Senior Project Manager, Field Operations, and the Equipment Department to arrange and manage company resources on all projects.</li>

<li>Assist senior level Project Manager or Estimator in pricing &amp; final submission of bid documents. Final bid markup must be approved by Senior Management.</li>
<li>Schedule and complete all duties with minimal direct supervision.</li>

</ul></li><li>Prepare, manage, and file all contract documents from award to project close-out.

<li>Schedule an in-house pre-job meeting to review the scope of the project. Minimum attendees should include the Director of Operations, Equipment Manager, General Superintendent, Foreman, Project Accountant, and EHS Personnel. Distribute documents to attendees (i.e.: plans, specifications, standard drawings, supplemental specifications, field book, schedule, shop drawings, SWPPP) via Procore and paper copies when necessary.</li>
<li>Schedule a pre-job meeting with the Owner. Prepare all documents (i.e.: schedule, material source letter, subcontractor letter, haul route request letter, others) and attend the meeting.</li>
<li>During the life of the project, maintain original plans &amp; specifications, all revisions to plans &amp; specifications, and distribute revisions to suppliers and subcontractors affected by revisions. Prepare letters, estimates, schedule updates and other necessary documents for review with the senior level Project Manager. Assist the Project Foremen, subcontractors and suppliers as needed.</li>
<li>Make weekly site visits (minimum) or as needed. Prepare for, attend, and represent Kwest Group at all project meetings with the Owner.</li>
<li>Collect all accounts receivable (AR) and process all accounts payable (AP) accurately and in a timely manner. Review the AR report for your projects monthly with the senior level Project Manager/Accounting Department Representative.</li>

<li>To schedule and assist in the management of subcontractors and suppliers.</li>

Working Conditions &amp; Physical Demands
<ul><li>Frequently required to sit; talk or hear; and use hands to handle, or touch objects or controls.</li>
<li>Regularly required to stand and walk. On occasion the team member may be required to stoop, bend or reach above the shoulders.</li>
<li>Travel from site to site will be required.</li>
<li>Work environment will normally be an active construction site. Exposure to dust, noise, high heat, extreme cold, and rain should be expected.</li>
<li>Team member must be physically able to perform repetitive motion and heavy lifting, as described below.</li>
<li>Must be able to maintain effective audio and visual discrimination and perception to the degree necessary for the successful performance of assigned duties.</li>
<li>Must wear all employer-mandated personal protective equipment, including hard hat, safety glasses, ear plugs, safety vests, and safety-toed work boots. Other PPE may be required from time to time depending on special safety concerns. All PPE will be provided by the company at no cost to the employee, other than safety boots.</li>
<li>Must be able to hear with or without the use of a hearing device and clearly see at least 30 feet with or without the use of corrective vision lens. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.</li>
<li>The team member must be able to differentiate and / or identify colors.</li>
<li>Must be able work while wearing a respirator if necessary.</li>
<li>Alternate standing and walking on uneven terrain surfaces, such as hillsides, muddy and icy soils, and other working surfaces. Safe negotiation of all types of surface conditions will always be required.</li>
<li>Continual lifting of up to 50 lbs. for distances of 30 feet or more.</li>
<li>Constant pushing and pulling of certain tools and materials will be required over a day&rsquo;s work.</li>
<li>Must have knowledge of occupational hazards in construction field and standard safety practices. Must be able to pass the 30 Hour OSHA testing and First Aid/CPR requirements before starting work.</li>
