Responsible for the execution of an Operations &amp; Maintenance (O&amp;M) account site(s). Customer Business Manager will be responsible for the operation of a fast paced Steam Plant and associated equipment. Supervises the work of subordinate personnel, providing for the safe and efficient operation, maintenance, and repair of heating plant boilers and systems and related equipment of the UND Steam Plant or other contracted activities. Connect with client and O&amp;M team on all issues concerning execution of the contract. 
 
How you will do it<ul><li>
Responsible for hiring, training, performance management and scheduling the staff needed to fulfill O&amp;M contractual obligations. Handles the work of subordinate personnel.</li><li>
Coordinate corrective/disciplinary action as needed.</li><li>
Develop and prepare work schedules to cover a 24-hour operation. Lead the requisition and inventory of all fuels, water treatment chemicals, supplies, equipment, and materials.</li><li>
Develop and implement training programs. Review and maintain training progress reports. Update training manuals.</li><li>
Develop and implement safety procedures. Procure required safety equipment such as respirators, hard hats, earplugs, etc. Complete safety inspections to ensure compliance with safety regulations and codes.</li><li>
Review daily shift logs and operation sheets. Buil and update policies and procedures. Maintain personnel files on staff performance and work history.</li><li>
Train and supervise the work of all maintenance staff, to include the use of accurate safety procedures.</li><li>
Lead all aspects of and assist with monthly preventative maintenance duties. Supervise the annual tear down, cleaning and rebuild of all boilers and associated equipment</li><li>
Coordinate the water treatment program including the regeneration of water softeners and the addition of water treatment chemicals. Conduct annual inspections of the internals and watersides of all boilers. Coordinate all water treatment needs with outside vendors. 
Provides standard management reports as the need arises.</li><li>
May be required to be on call 24/7 to provide telephone assistance as well as emergency response to the facility.</li><li>
All Facilities Management positions are subject to callbacks seven day a week, 24 hours a day.</li><li>
Responsible for adhering to cost or overhead budgets.</li><li>
Maintains and submits all records and documents to accurate authorities. Conduct inspections to ensure the efficient operation of the boilers and associated equipment, and ensures compliance to all city, state, and federal license and certification requirements. 
Reviews all work and assures performance in accordance with established safety procedures.</li><li>
Stays in sync with all company policies and procedures and adheres to company standards.</li><li>

Reporting Relationships
As our Operations Case Manager, you&rsquo;ll report to the Annuity Operations Team Lead, who reports to our Manager of Annuity New Business Operations.
Location
The primary location for this position is our Bethlehem, PA, office location for three days each week, and work from home eligible for two days each week. You must be able to come to campus at any time, and the required number of in-office days are subject to change.
Travel
10% Travel required for this position. You&rsquo;ll be expected to travel to a Guardian work location, as determined by your manager.
Salary Range:
$49,260.00 - $73,890.00
The salary range reflected above is a good faith estimate of base pay for the primary location of the position. The salary for this position ultimately will be determined based on the education, experience, knowledge, and abilities of the successful candidate. In addition to salary, this role may also be eligible for annual, sales, or other incentive compensation.

Assist Sales Manager in addressing issues related to employee concerns (e.g., work-place conflict, performance issues).</li><li>
Prepare Sales Executives with multiple strategies for overcoming a broad range of sales objections.</li><li>
At direction of Sales Manager, develop, conduct and supervise regular group training for Sales Executives to refresh on specific aspects of the sales presentation process as well as to develop Sales Executives in other personal/professional areas.</li><li>
Help Sales Manager facilitate regular training and feedback sessions with new hires.</li><li>
Supervise and monitor sales presentations to ensure effective conformity with standards in terms of content and collateral.</li><li>
Accompany Sales Executives on ride-alongs as a means of identifying areas to provide feedback on performance.</li><li>
Diagnose issues with under-performing Sales Executives.</li><li>
Support the hiring process by participating in recruiting activities.</li><li>
Interpret and coach Sales Executives based on results of feedback received through formal (e.g., surveys) and informal (e.g., customer conversations) channels.</li><li>
Monitor and provide coaching on Sales Executive customer communication skills (e.g., phone behavior and emailing).</li></ul>
