The Residential Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential grounds.</p><p><b>
Essential Duties and Responsibilities</b></p><p>
The Residential Porter will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing). Essential functions include, but are not limited to the following:</p><ul><li>
Assisting the property management team as needed, to assure that properties are maintained and operated at a level that meets the company&rsquo;s objectives and causes tenants to be satisfied and inclined to continue as tenants. Various properties are maintained by VPH Management</li><li>
Perform the daily cleaning of the building in accordance with the schedule prepared by the building superintendent. Pick up trash, litter, cigarette butts and pet droppings from the grounds</li><li>
Clean the yard areas, common spaces, community rooms and laundry facilities and pick up trash</li><li>
Report any defective or broken equipment to the superintendent immediately</li><li>
Take down the garbage from all floors to the compactor room, clean the garbage rooms and work the compactor</li><li>
Take out the garbage and separate the recyclables in accordance with Sanitation Department guidelines</li><li>
Pick up trash on the floors, remove stains from carpets, clean marks on the walls in the hallways and proactively correct cleanliness problems when they first appear</li><li>
Clean the windows throughout the building</li><li>
Assist the Superintendent when he needs help performing a task or a repair</li><li>
Shampoo the carpets in the hallways</li><li>
Strip and wax tile floors in the building per the Superintendent's instructions. Buff and polish the waxed floors on a weekly basis to maintain the shine</li><li>
Perform snow and ice removal</li><li>
Notify the superintendent about burned out light bulbs, broken equipment in the building, vandalism, graffiti or any suspicious activity</li><li>

Assists with hurricane preparation before, during and after a storm.</li><li>
Completes necessary checklists and/or work orders as assigned</li><li>
Report any equipment that is not working or malfunctioning and unsafe conditions to Management (i.e. lights out, trip hazards, electronic doors etc.)</li><li>

<p>Building Porter / Maintenance Technician</p><p><b>Type:</b> Full-Time</p><p>We are seeking a dependable and proactive Building Porter / Maintenance Technician to maintain the cleanliness, safety, and day-to-day operations of a commercial property.
