Essential Duties and Responsibilities</b></p><ul><li>

<li>Identify maintenance issues and implement corrective actions</li>

<ul><li>Inspect move-outs and determine scope of work</li>
<li>Schedule, supervise, and perform apartment make-ready repairs</li>
<li>Track unit readiness and ensure turn timelines and budget standards are met</li>
<li>Inspect completed units prior to resident move-in and address post&ndash;move-in service needs</li>
</ul><div><b>Inventory, Vendors &amp; Safety</b></div>
<ul><li>Manage maintenance shop operations, tools, inventory, and warranties</li>
<li>Coordinate vendors and contractors to ensure quality and cost control</li>
<li>Enforce OSHA, EPA, and company safety policies, including PPE usage</li>
<li>Maintain emergency vendor lists and safety documentation</li>

<ul><li>Provide responsive, professional service to residents</li>
<li>Communicate maintenance timelines and updates clearly</li>

</ul><div><b>Qualifications</b><br>
</div><div><b>Experience &amp; Education</b></div>
<ul><li>2&ndash;3 years of hands-on maintenance experience required</li>
<li>Prior supervisory experience preferred</li>
<li>Experience with HVAC, plumbing, electrical, and building systems</li>
<li>High school diploma or GED required; Associate&rsquo;s degree preferred or equivalent experience</li>
</ul><div><b>Certifications &amp; Licenses</b></div>
<ul><li>EPA, HVAC, CPO, and applicable state or local certifications required</li>
<li>Valid driver&rsquo;s license and proof of insurance required</li>
</ul><div><b>Skills &amp; Competencies</b></div>
<ul><li>Strong leadership, communication, and organizational skills</li>
<li>Ability to manage multiple priorities in a fast-paced environment</li>
<li>Customer-focused mindset with strong problem-solving abilities</li>
<li>Proficiency with maintenance tools and property management software (OneSite, Yardi, or similar preferred)</li>
<li>Bilingual (English/Spanish) preferred</li>

<li>Ability to stand, walk, climb ladders, and perform repetitive tasks</li>
<li>Work indoors and outdoors in varying weather conditions</li>

<li>Evening, weekend, on-call, overtime, and occasional travel may be required</li>
