<div><div>Under the supervision of Chief Engineer, the Assistant Chief Engineer directs the activities of engineering staff and associated service contractors required to provide maintenance of the buildings, grounds, and related fixed and portable equipment, minor construction, and equipment installation.</div>

<h3 class="jobSectionHeader"><b>REPRESENTATIVE FUNCTIONS OR DUTIES:</b></h3><ul>
<li>Provides management for engineering staff at the direction of the Chief Engineer.</li>
<li>Performs and administers the necessary preventive maintenance and operations work orders as well as provides applicable quality assurance inspections. Reports and collaborates with Chief Engineer on status and findings. Recommends improvements to the program and implements as directed.</li>
<li>Provides hands-on and classroom training for engineering staff and promotes an environment of learning and development.</li>
<li>Provides and manages stock levels on all engineering equipment and parts.</li>
<li>Schedule all activities of the Stationary Engineers and inspects work performed and materials used. Evaluates all work orders and assess priorities and distribute them to responsible staff for action, monitor progress, and adjust resources to accommodate emergency maintenance requests.</li>
<li>Reviews incomplete work orders and informs requestor of schedule changes. Provide regular reports to the Chief Engineer regarding any scheduled work delayed for parts, emergencies, or other reasons.</li>
<li>Schedule engineers for regular workdays, holidays, and vacation relief.</li>
<li>Prepares labor and material purchase requisitions and distributes for approval.</li>
<li>Maintain self-improvement program and keep abreast of new equipment, standards, codes, maintenance procedures and emergency response regarding hazardous materials.</li>
<li>Consistently maintain appearance that is appropriate, safe, and in accordance with ABM Engineering Services standards. Always display clean and visible identification.</li>

<li>As required, highest-level relevant state/local license for stationary engineer and/or HVAC, plus universal level refrigerant recovery license.</li>

This position assists with coordination of the inspection, maintenance, repair, construction and the force account manpower for all fixed property/assets across the system with an approximate value of $25B to ensure safe and reliable commuter rail operations in compliance with industry standards and federal regulatory requirements. In addition, this position assists in ensuring that the vital role of maintaining a State of Good Repair, improving and expanding the LIRR infrastructure, is done safely, with minimum impact to LIRR Operations, in the most efficient and cost-effective manner. The Engineering Department supports the delivery of the Capital program directly by LIRR Forces or supporting 3rd Party construction. This position is also accountable for assisting with budget and headcount development, project and maintenance planning, department controls, the oversite of 3rd party and consultants/auditors and ensuring safe and reliable operations in compliance with industry standards and regulatory compliance. Ensures engineering procedures and initiatives are followed through and completed.<br>

This position will also work closely with the Chief Engineer and VP &ndash; Maintenance of Way to support the Engineering Department and Operations on a 24/7 basis.<br>

<b>DUTIES AND RESPONSIBILITIES</b>:<br>

 The Engineering HVAC Technician is responsible for helping with overseeing the Engineering staff, assisting the guests, and other staff in maintaining, repairing and/or upgrading all Sonnenalp equipment and the building facilities (including any property managed by Sonnenalp). This position will be backup for the Kitchen/Laundry Mechanic position and will require knowledge of the hotel building and its equipment. This will include some staff supervision and assistance to the Chief Engineer to ensure the satisfaction of our guests. Maintaining all facilities in a quality manner consistent with budget parameters is of the utmost importance.

  Essential Duties And Responsibilities
 </strong>

   Daily maintenance including: daily rounds, checking gauges and operation of boilers, water temperatures, circulating pumps, water and electric meters, compressors, and air handlers, etc.
  </li>
  <li>
   Complete work orders assigned by Chief Engineer.
  </li>
  <li>
   Be responsible for planning in advance and scheduling ahead for various seasonal and special projects in order to have adequate extra help or have contractors available when needed.
  </li>

   Order major parts, equipment and tools for all facilities.
  </li>
  <li>
   Respond to guests in a friendly, helpful and professional manner at all times.
  </li>
  <li>
   Perform and develop preventative maintenance for all facilities and equipment.

   Attend meetings when necessary.
  </li>
  <li>
   Be able to be a substitute for the Chief Engineer duties during his days off.

   Must be able to assist co-workers, Kitchen/Laundry Mechanic and Chief Engineer in all functions of the Engineering Department&mdash;on and off site.

   Minimum 3 years of experience in building maintenance, HVAC systems, or facility engineering, preferably in a hotel, resort, large commercial building, or similar environment.
  </li>
  <li>
   Experience working with boilers, chillers, refrigeration systems, and building automation systems is required.
  </li>

   Professional certifications such as EPA Section 608 Refrigerant Certification are strongly preferred. Additional certifications including HVAC Technician Certification, Building Operator Certification (BOC), or Certified Pool Operator (CPO) are considered an asset.

HVAC Maintenance Engineer
