The Maintenance Technician&rsquo;s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.
Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:<ul><li>
Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.</li><li>
Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.</li><li>
Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.</li><li>
Monitor building exterior for issues with roof, siding, shutters, etc.</li><li>
Help maintain an effective preventive maintenance program for area of responsibility.</li><li>
Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.</li><li>
Enter any newly purchased tools or equipment into inventory.</li><li>
Keep work area clean and orderly.</li><li>
Observe all safety rules.</li></ul>
Qualifications<ul><li>
Must have valid driver's license with an acceptable driving record &amp; proof of automobile insurance coverage.</li><li>
EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.</li></ul>

Scope:
<ul><li>Working within a high-production industrial environment, the Facilities Maintenance Technician will be responsible for maintenance of the facility, grounds, and equipment. The Facilities Maintenance Technician will be an instrumental member of the team, completing small and large-scale building and construction projects, including remodeling, upfitting, and repair projects. The Technician will be skilled and agile with the ability to quickly adjust to different project needs, such as carpentry, framing, plumbing, HVAC, and troubleshooting electronic components.
</li><li>The Technician will be exposed to chemicals and hazardous materials and will participate in chemical handling training and continued safety trainings. The Technician will be provided with Personal Protective Equipment (PPE) and will be expected to follow all safety protocols.
</li></ul>Duties and Responsibilities:
<ul><li>Ability to work independently and within a team setting to complete various building, carpentry, and facility remodeling projects
</li><li>Perform maintenance and repair of the facility, production equipment, and grounds while maintaining a safe and clean work environment
</li><li>Perform routine carpentry work (example: minor paint jobs, installing doors, door stops, cabinet doors, tile, adjustable shelving, and setting forms for concrete)
</li><li>Completes maintenance request or PM documentation for all work performed. Communicates status of incomplete work to the Maintenance Manager or the next shift technician via email or verbally
</li><li>Make routine plumbing repairs (example: repairing leaks, unplugging toilets and drains)
</li><li>Replace light bulbs/ fluorescent lights and make electrical related repairs (example: replacing electrical receptacles)
</li><li>Perform preventive maintenance on heating, ventilation, and air conditioning (HVAC) systems (example: replacing evaporative cooler pads, belts, pumps, and air filters)
</li><li>Make roof repairs; install window glass and screens
</li><li>Make minor grounds and landscape irrigation repairs; assist with snow removal when necessary
</li><li>Install forms and header boards; grading dirt areas; and operating trenchers and soil augers
</li><li>Light fabrication and construction finishing responsibilities (example: painting spackling sheet rock)
</li><li>Communicate and work with subcontractors and 3rd party vendors

Essential Knowledge and Skills:
